Peckham is a trendy neighbourhood loved by families and young professionals alike. It has earned the reputation of being the 'new Shoreditch,' as it remains comparatively affordable but has a strong and growing arts culture and nightlife scene. Housing in this area ranges from the period family home to the hip warehouse conversion, all much less expensive than in comparable areas like Dalston. Transport links are good, with two Zone 2 stations and the Overground as well as National Rail services, and local amenities like green spaces and independent businesses are abundant.

Community

Peckham is favoured by young professionals, but families are increasingly choosing to stay in the area. There is a good range of local amenities that includes many beloved neighbourhood hangouts, and there is a strong arts community here. It's a multicultural area with an urban vibe, but still has a definite local identity.

Safety

Peckham is rated as having average crime by the Met police, but the area just to the north of the ward surrounding Burgess Hill Park has above-average crime. The 2014/2015 crime and violence against the person rates in the ward were both somewhat higher than the overall London rates. 

Parking

Parking in this area is about average for London. The rate of car ownership is somewhat low, at one car for every two households. Road links - including the A202 and the A2 - are good, if busy.

Nightlife

Peckham is sometimes called the 'new Shoreditch,' and has the trendy nightlife scene to back that claim. There's a range of restaurants, pubs, rooftop bars, arts events, and music performances to choose from in Peckham. There are also many places to explore in neighbouring areas like East Dulwich and Camberwell. 

Family Friendly

There's a wide range of property available in Peckham, including many Georgian and Victorian houses and some larger modern and converted flats that would make great family homes. The neighbourhood offers fairly good access to green and play spaces, too, with Peckham Rye Park and Common to the south, and Burgess Park to the north and many smaller green spaces throughout. Schools in this area are generally very good, with a good selection of both state primary and secondary schools that are rated 'good' or 'outstanding' and some private schools in the wider area. The percentage of residents who are children aged 0-15 is slightly high for London.

Pet Friendly

The range of property available in Peckham includes many that would be suitable for pets, ranging from Georgian houses to Victorian flat conversions with everything in between. There is fairly good access to green space in the area, too, with Peckham Rye Park and Common to the south, and Burgess Park to the north and many smaller green spaces throughout. 

Transport

Peckham is in Zone 2 and is primarily served by the Overground and National Rail services at Peckham Rye and Queens Road Peckham stations. The Overground has trains to Shoreditch High Street, while there are rail services from Peckham Rye to Victoria, Blackfriars, and London Bridge in under 15 minutes. Trains from Queens Road reach London Bridge in 10 minutes. The area is also well-served by local buses, and road links - including the A202 and the A2 - are good, if busy.
