Camberwell is an arty neighbourhood in South East London that is popular with young professionals as well as families. The area has a hip, edgy, urban vibe, and grand Georgian mansions coexist with council blocks here. There's good access to green space, with several parks in the area, and schools are generally very good. Transport links are good, particularly for the region, and include an Overground link as well as rail and bus services.

Community

Camberwell has an arty feel, partly due to the art school, and is popular with young professionals as well as families. The area has staying power, especially for those who own Georgian family homes, which tend not to come to market often.

Safety

Camberwell has an 'average' crime rating from the Met police, as does the wider surrounding area. The 2014/2015 crime rate and violence against the person rate were both somewhat higher in several wards comprising the area than in London as a whole.

Parking

Parking is about average in this area, in terms of ease and expense. The rate of car ownership in this area is half the London rate, with less than one car for every two households. Road links, including the Peckham - Camberwell - Vauxhall - Westminster Highway/A202, are fairly good.

Nightlife

There is a good range of pubs and bars in the area, and a vibrant arts scene. Transport links, especially by bus, are fairly good for accessing other nightlife areas. 

Family Friendly

Camberwell is a good place to look for a family home, ranging from a somewhat modest Victorian terrace to a grand Georgian mansion with large Victorian red-brick semis in between. There is fairly good access to green space in Camberwell, with several parks and playing fields - including Ruskin Park, Burgess Park, Myatt's Fields, Brunswick Park, and Camberwell Green - in the area. Schools in this area are generally very good - there is a selection of primary schools that are rated 'outstanding' by Ofsted, as well as a top performing state comprehensive, and a few popular private schools in nearby Dulwich.

Pet Friendly

There are many homes that would be suitable for pets in Camberwell, including Victorian terraces and semis and large, detached Georgian houses. Camberwell also has fairly good access to green space, with several smaller parks, including Ruskin Park, Brunswick Park, and Camberwell Green in the area.

Transport

Camberwell (Zone 2) does not have its own station or a Tube link, but Denmark Hill station provides a vital connection to Central London with the Overground to Whitechapel and trains to Victoria, Blackfriars, and St Pancras. The area is very well-served by local buses, and road links, including the Peckham - Camberwell - Vauxhall - Westminster Highway/A202, are fairly good. A high percentage of residents travel to work by bicycle.
