New Cross is sometimes overlooked in favour of neighbours like Deptford and Peckham, but the area has a lot going for it - and not just for students at Goldsmiths. Families looking for a house in London may be surprised to find that the large Victorian homes here are comparatively affordable, and commuters will be happy with the wide range of options for transport, including the Overground and several rail operators from a variety of stations.

Community

Families, young professionals, and students all live side-by-side in this neighbourhood. There's a range of neighbourhood amenities, including a monthly farmer's market and independent businesses. 

Safety

New Cross has an average crime rating from the Met police, as does the wider surrounding area. However, the 2014/2015 crime rate and violence against the person rate in New Cross ward were both somewhat higher than the rates for London as a whole. 

Parking

Parking in this area isn't generally too troublesome. The rate of car ownership in this area is fairly low for London, at about one car for every two households. Road links - including the A2 - are fairly good, if congested at rush hour.

Nightlife

There's a great range of pubs, restaurants, and cafes in New Cross. There are bars, too, particularly heading toward nearby Deptford. 

Family Friendly

New Cross is a good place to look for a spacious, affordable large Victorian house to use as a family home. There's not a huge amount of green and open space in this area, but there are a couple of smaller parks - these include Fordham park and Telegraph Hill Park. A short distance away is Hilly Fields Park, Deptford Creek, and the Thames. There's a selection of good schools in the area, all the way through university level education. The population of children in this area is the same as the London percentage - 1 in 5 residents is a child aged 0-15.

Pet Friendly

Housing in New Cross mainly consists of larger Victorian homes, many of which would make suitable homes for pets. There's not a huge amount of green and open space in this area, but there are a couple of smaller parks - these include Fordham park and Telegraph Hill Park. A short distance away is Hilly Fields Park, Deptford Creek, and the Thames. 

Transport

Though New Cross does not have a Tube station, it has access to several rail stations. New Cross and New Cross Gate have rail services to London Bridge, as well as the Overground to Canada Water, Shoreditch High Street, and more. Deptford and Queens Road Peckham stations are nearby, too, as are Brockley, Nunhead, and St John's - these offer Thameslink, Southern, Southeastern, and Overground links. The area is well-served by local buses, and road links - including the A2 - are fairly good, if congested at rush hour.
