Living in

Avery Hill is a residential area with a University of Greenwich campus. The area itself doesn't have too much going on, but neighbouring areas like Eltham have a proper high street, and most amenities can be found relatively nearby. Avery Hill compensates for its somewhat quiet and remote feeling by having excellent green spaces and affordable homes, including many detached houses, which would be suitable for families. While transport links aren't outstanding, there are two rail stations nearby as well as several buses that will get you from A to B.

Community

Avery Hill is a residential area, but it's also home to a University of Greenwich campus, so there is a large population of students. Nearby places like Eltham have more of a sense of place.

Safety

Avery Hill is a very safe place to live, with the Met police rating the entire surrounding area as having average crime. The 2014/2015 crime rate and violence against the person rate in the ward that comprises the neighbourhood were both notably lower than the overall London rates. 

Parking

Parking in this area is generally not too difficult or expensive. The rate of car ownership in this area is high for London, at one car per household. Road links are good, and include the A2 and the A20 to the South Circular. 

Nightlife

There's a range of pubs and restaurants around, and more in neighbouring Eltham, but you may find you are heading to Greenwich for more entertainment options.

Family Friendly

Property in Avery Hill ranges, but there is a good selection of detached houses in particular that would make good, affordable family homes. There's great access to green space in Avery Hill, with Avery Hill Park, Eltham Park North and South, and several recreation grounds and golf courses, too. There's a somewhat low percentage of children aged 0-15 living here compared to London as a whole. 

Pet Friendly

Avery Hill has a good proportion of detached houses available, as well as some Victorian terraces, which can make suitable homes for pets. There's great access to green space in Avery Hill, with Avery Hill Park, Eltham Park North and South, and several smaller green spaces. 

Transport

Avery Hill is located in Zone 4 and does not have its own station. Falconwood station is served by Southeastern trains, as is New Eltham station. The area is also sell-served by local buses. Road links are good, and include the A2 and the A20 to the South Circular.
