Living in

Eltham is known for its historic homes, including Eltham Palace - once home to Henry VIII - but it has much to offer its less infamous residents. Attractive period properties abound, many available at prices that are cheap by London standards, and there are also new builds available. Green and open space is in good supply, too, including England's oldest golf course, and families will find a wide selection of good schools. There are several train stations serving the area, as well as numerous buses, and road links both into and out of London are very good.

Community

Eltham retains something of a villagey feel, but with the amenities of a London suburb. It's a family area, with many amenities geared toward families and children. There's an especially active residents' association for the Progress Estate.

Safety

Eltham is a safe place to live, and has an average crime rating by the Met police - as does the wider surrounding area. Both the 2014/2015 crime rate and violence against the person rate were notably lower in this area than in London as a whole. 

Parking

Parking in this area is generally not an issue. The rate of car ownership here is high, at a little over one car per household. Road links are good, and include the A20 and A2 connecting the area to the M25, and the South Circular. 

Nightlife

Eltham is home to a good selection of restaurants and traditional pubs, but is not a nightlife destination. Transport links are fairly good generally, but less convenient late at night.

Family Friendly

Housing in this area varies widely but includes many relatively affordable family-sized homes. Eltham has very good access to green and open space, including Avery Hill Park and the Royal Blackheath Golf course - the oldest golf course in England - as well as several smaller parks, recreation grounds, and commons. Schools in this area, both primary and secondary, are generally good. A slightly low percentage of residents are children aged 0-15, compared to in London as a whole.

Pet Friendly

Property in Eltham is varied, but contains many homes that would be suitable for pets. Eltham has very good access to green and open space, including Avery Hill Park and several smaller parks throughout the area. 

Transport

Eltham has its own station, located in Zone 4, with trains to London Bridge, Victoria, and Charing Cross. Rail services are also available at nearby Mottingham, Falconwood, and New Eltham stations. The area is well-served by local buses, which provide a useful link to trains and the Tube further afield. Road links are good - these include the A20 and A2, connecting the area to the M25, and the South Circular.
