Snaresbrook Area Guide

Snaresbrook, East London

Exceptional4.3

Living in

Snaresbrook is a lovely, quiet suburb neighbouring Epping Forest. It has a significant population of pensioners, and the area is known for its villagey feel and sense of community. However, it is just inside Zone 4, and has superb transport links with the Central Line accessible at more than one station. With lovely parks, great pubs, and attractive houses, however, you may never want to leave.

Community

This area is generally considered to have a village feel. Redbridge Council surveyed its residents in 2010, and found that people in Wanstead and Snaresbrook were the friendliest and most accepting people in the borough.

Safety

Snaresbrook is a very safe place to live. The Met police currently rate the area as having average crime, and there are no high-crime hotspots anywhere nearby. The 2014/2015 crime rate and violence against the person rate were much lower than the overall London rates.

Parking

Parking is not an issue in this area. The rate of car ownership is a little higher than the London rate, with a car for each household. Road links are great, with easy access to the North Circular, the A12, M11, and M25 - though these roads are often congested.

Nightlife

This area has several nice pubs and restaurants, and is on the Central Line for especially easy and quick travel to the West End - all night on Fridays and Saturdays.

Family Friendly

This is definitely a family-friendly area - however, there are slightly fewer children living here than in London as a whole. There is a wide range of property, including many spacious houses with gardens which woud make suitable family homes. Snaresbrook also abuts Eagle Pond and Epping Forest, and Wanstead Flats just to the south. Schools in the general area tend to be good.

Pet Friendly

This would be an excellent place to own a dog. There is a wide range of property, including many spacious houses with gardens. Snaresbrook also abuts Eagle Pond and Epping Forest, and Wanstead Flats just to the south - these offer walking paths as well as bridleways.

Transport

Snaresbrook is on the Central Line in Zone 4, putting Central London within an easy and short commute. Wanstead and South Woodford are also on the Central Line, and Wood Street is on the Overground. The area is also well-served by local buses. Road links are great, with easy access to the North Circular, the A12, M11, and M25 - though these roads are often congested.
