Living in

Living in one of London's most affordable areas doesn't necessarily mean compromising on price - especially in Leyton. Though house prices and rents are pretty low here, comparatively speaking, the area isn't short on local amenities. It must be said that the Olympics and the arrival of Westfield Stratford contributed to and hastened the area's improvement, but some aspects - like the abundant green space and attractive Victorian terraces - were here all along. Leyton is favoured by families, who appreciate the good schools and villagey feel, as well as by young professionals, who appreciate the easy commute into the City and Central London.

Community

This area is still home to many true East Enders, particularly families, who do not intend to leave. Some residents have sold up following dramatic price increases and moved further out, and others continue to move in because of the area's amenities. There are many independent businesses here. Parts of Leyton have a village feel. 

Safety

The 2014/2015 crime rate and violence against the person rate were both slightly higher than for London overall. However, the Met police consider Leyton to have average crime. The nearest high crime hotspot surrounds Westfield Stratford. 

Parking

Parking in this area is about average for London. The rate of car ownership in this area is a little low for London, with around one car for every two households. The road links are fairly good, with the A12 to the North Circular. 

Nightlife

The area has a good range of local pubs and restaurants. Nearby, in places like Walthamstow, Clapton, and Stratford, there is more choice for late-night entertainment. Late-night transport links are fairly good. 

Family Friendly

Schools in this area are well-reputed, particularly primary schools. Housing is mostly Victorian terraces, as well as some Thirties houses, making it possible to find a suitable family home here. With Leyton Jubilee Park, Queen Elizabeth Olympic Park, numerous smaller parks, and the Wanstead Flats around - and the River Lea and other waterways - there's no shortage of green and open space in Leyton. Many of these also have leisure amenities like children's playgrounds or swimming pools. A high percentage of residents - about a quarter - are children aged 0-15. 

Pet Friendly

With Leyton Jubilee Park, Queen Elizabeth Olympic Park, numerous smaller parks, and the Wanstead Flats around - and the River Lea and other waterways - there's no shortage of green and open space in Leyton. The range of available housing includes many Victorian terraces and Thirties houses that are spacious enough to be suitable for pets. 

Transport

Leyton is located in Zone 3 and is on the Central Line. Leyton Midland Road and Walthamstow Queens Road are on the Overground. Nearby Walthamstow Central is on the Victoria Line as well as the Overground. Lea Bridge is served by Greater Anglia trains, and nearby Stratford offers Central and Jubilee Line services in addition to the DLR, the Overground, and other rail services. The area is also well-served by buses, and has good road links including the A12 to the North Circular.
