Tottenham Hale is part of an area of North London that's overdue for, but also expecting, some major improvement. The area benefits from some excellent amenities - good transport, green space, good schools, diversity, and relatively affordable property - but has for a couple of decades faced some issues, more recently including the area's involvement in the 2011 riots. However, the greater Tottenham area is currently undergoing massive regeneration efforts, and it should not be overlooked - residents are increasingly excited about the ways it is expected to improve in the coming years.
The area is known for its diversity. Many of the people who live in Tottenham Hale have lived here for a long time. Many residents will tell you that what they perceive as people from outside the area looking down on this area has brought residents closer together.
The area has a bit of a reputation, not helped by the 2011 riots. Both the crime rate and the violence against the person rate were higher than for London overall in 2014/2015, and the Met police website classifies the area as having above average crime. However, the area is improving as regeneration efforts are underway.
Parking in this area is not particularly expensive or difficult. Somewhat fewer people in this area own a car than in London overall.
There are several bars and nightclubs in the area in addition to the wide range of pubs and restaurants. There are good transport connections, including night buses, for those who wish to go to elsewhere for a night out.
Over 20% of residents are children aged 0-15, which is relatively high, suggesting that this is an area where there are a lot of families. Homes in this area are often more spacious than in more central areas, with many more generously proportioned Victorian terraces available. The area is also blessed with access to a lot of green space, including Lordship Recreation Ground and Bruce Castle Park. Most of the state schools in the area are good or better, and there are a number of private schools in the area.
With good access to green space including Tottenham Marshes and Bruce Castle Park, and a large number of families and family homes in the area, this would be a good place to own a dog.
This Zone 3 location is very well connected. Seven Sisters and Tottenham Hale are on the Victoria Line, and Tottenham Hale also offers Overground trains and National Rail services. Turnpike Lane is on the Piccadilly Line. More rail services can be found at Bruce Grove, Northumberland Park, Tottenham Hale, and White Hart Lane. Liverpool Street can be reached from Tottenham Hale in as little as 15 minutes. South Tottenham is also on the Overground. The area is well-served by local buses, including night bus routes. The area also has good connections to Stansted Airport.
