With excellent transport links, abundant green space, and good local amenities, it's easy to see why families are attracted to East Ham - and that's before considering the relatively reasonable property prices. East Ham's housing stock is mainly Victorian and Edwardian terraces, which can be bought for fractions of what similar homes would cost elsewhere in London. It is very ethnically and religiously diverse, and is home to a large population of children, and residents feel there is a sense of community.

Community

A safe, family area, East Ham has a friendly, community vibe and is often described as having the same feel as Hackney did a decade ago. 

Safety

East Ham is a safe place to live. In the wards that comprise the area, the crime rate and violence against the person rate ranged from well below to slightly above the London rates. The Met police rates the neighbourhood and the surrounding area as having average crime. The nearest above average crime hotspot is around Barking station.

Parking

The rate of car ownership in this area was only slightly lower than the rate for London overall. East Ham has good road links, including the North Circular. 

Nightlife

There is a good selection or pubs and restaurants in this area, but it isn't a nightlife destination. There are good transport links for when you want to travel a bit to visit theatres and nightclubs. 

Family Friendly

This area consists mainly of terraced Victorian and Edwardian houses, which would be suitable for families. East Ham has many green spaces and parks, including the East ham Nature Reserve, which hosts many animals. Brampton Park and Barking Road Recreation Ground also offer open space, games areas, and trails. Wanstead Flats and Park are fairly close by, as is the Thames and the Docklands marinas. There is a leisure centre with amenities ranging from a swimming pool to a climbing wall, and Queen Elizabeth Park is also nearby. There is a high population of children in this area, with about a quarter of residents aged 0-15. There is a range of good schools in this area, including some rated outstanding by Ofsted. 

Pet Friendly

East Ham has many green spaces and parks, including the East ham Nature Reserve, which hosts many animals. Brampton Park and Barking Road Recreation Ground also offer open space, games areas, and trails. Wanstead Flats and Park are fairly close by, as is the Thames and the Docklands marinas. 

Transport

This neighbourhood is located in Zone 3 and is well-connected. East Ham and Upton Park are both on the District and Hammersmith & City Lines. East Ham LT is on the Overground. Beckton and Cyprus are on the DLR. The area is well-served by buses, and has good road links, including the North Circular. London City Airport is very close-by.
