Living in

Keston is a villagey area that is nominally part of London, but feels like part of the nearby Kent countryside. With acres of green and open space, large detached houses, and small village shops, this is an area that appeals to families and older people in particular. It is quiet and somewhat remote, but its proximity to areas like Bromley or Central London makes up for what Keston itself lacks, from retail options to nightlife.

Keston is known for having a village feel, with small, local shops in the centre. There is a large retired population, and several retirement developments.

Safety

The 2014/2015 crime rate was much lower than the overall London crime rate, and the violence against the person rate was slightly lower than the rate for London as a whole. For the period from May 2016 to April 2017, the most common crime types were violence and sexual offences, anti-social behaviour, and other theft.

Parking is generally not an iddue in this area. The rate of car ownership in this area is high, at more than one car per household. Road links, including the A232/A21 to the M25, are fairly good.

Nightlife

There is a small range of local pubs in Keston, but residents will have to travel to the Bromley town centre or further afield for more vibrant nightlife.

Keston also offers phenomenal access to green and open space, including the many acres of Keston Common, Hayes Common, and Bromley Common as well as many recreation grounds and smaller parks. The Kent countryside is also nearby, and easily reached by road or rail. Schools in this area are generally good. About 1 in 5 residents is a child aged 0-15.

Transport

Keston is served by Southeastern trains at nearby Hayes station. The area is also served by local buses, and road links - including the A232/A21 to the M25 - are fairly good.
