Beckenham is a suburban part of London that still has the feeling of being a town, with many independent businesses and local amenities. It has a variety of property available, but a good stock of family homes in particular. Schools and green spaces are also very good, contributing to this being a very family-friendly area. Though it is somewhat far out, transport links are very good, too - there are many train stations serving Beckenham.

Beckenham is a family-friendly place that still has the feel of being the town it was before being engulfed by London. There's a good range of local, independent shops and restaurants, and other local amenities including great parks.

Safety

Beckenham had 6 crimes per 1000 residents for February 2017, compared to 7 for London. The top reported crimes in February 2017 were miscellaneous theft, residential burglary, and vandalism. The 2014/2015 crime rate and violence against the person rate were both lower than the rates for London. 

Parking

Parking in this area is not especially problematic. The rate of car ownership in this area is one car per household, which is a bit high for London. Road links in this area are fairly good, and include the A222 and the A21.

Nightlife

The area has many local pubs and great independent bars and restaurants, but less in the way of clubs. It's fairly remote, despite being pretty well connected. 

Family Friendly

Beckenham is an exceptionally good place to look for a family home, with both modern and period houses of all sizes on offer - but a good deal od semi- and detached multi-bedroom homes with gardens. There is an abundance of green and open space in this area. Croydon Road Recreation Ground, Cator Park, Kelsey Park and Beckenham Place Park offer a range of facilities including children's playgrounds and cafes, as well as many walking trails. Schools in this area are generally very good, with very popular state primary schools, comprehensive schools, and Harris Academy schools - and three local private schools. The percentage of residents who are aged 0-15 is a little low for London.

Pet Friendly

Beckenham has a lot of properties that would be suitable for pets, including many larger homes with gardens. There is an abundance of green and open space in this area. Many walking paths and open fields are available in Croydon Road Recreation Ground, Cator Park, Kelsey Park and Beckenham Place Park.

Transport

There are many train stations in the area, most in Zone 4. Beckenham Junction has trains to Victoria, London Bridge, and St Pancras and Tramlink services to Croydon and Wimbledon. New Beckenham, Clock House, Elmers End, and Eden Park offer links to Cannon Street and Charing Cross. Kent House serves Cannon Street, Chating Cross, and St Pancras. The area is well-served by buses, and road links - including the A222 and the A21 - are fairly good.
