A former shipbuilding and repairing centre whose residential population had fallen and left behind high levels of social deprivation, Blackwall and Cubitt Town is now an increasingly affluent residential part of East London. The area is the site of increasing new luxury riverside development, including the tearing down and rebuilding of the brutalist Robin Hood Gardens estate.

The character of this area is changing as significant new redevelopment is underway. The community is ethnically diverse, and there is a lot of social housing here.

Safety

Cubitt Town is a safe area. The Met ranks the area as having average crime, while the 2014/2015 crime rate and violence against the person rate were both lower than the London average. Across the river, surrounding the O2 centre, is an above average crime area.

Parking

Parking in this area can be difficult and expensive. The rate of car ownership in this area is lower than in London overall, at about one car for every two households. There can also be significant traffic in the area, due to it being the site of the Blackwall Tunnel.

Nightlife

The area is home to a few pubs, but you will likely need to look elsewhere for late night entertainment. 

Family Friendly

There are slightly fewer children aged 0-15 in this area than in London overall. The area's housing is largely flats, rather than houses. There is not a lot of green space. 

Pet Friendly

This area does not have a lot of green space, and most of the accomodation is flats, rather than houses. This would not be a great place to own a dog. There is an equestrian centre at Mudchute Farm. 

Transport

Blackwall Station is in on the DLR in Zone 2, as are All Saints and East India stations. Canary Wharf is relatively close by for access to the Jubilee Line. There are several buses. The area has good road connections, and is home to the Blackwall Tunnel and the A1261 (Aspen Way).
