Living in

Carshalton is a villagey suburb on the fringes of London. It is popular with families, who come for the good grammar schools, the wide selection of large family homes, and good local amenities. There are nice parks and ponds, lending to the rural atmosphere, but with the benefits of living on the outskirts of a major city - and with a fair range of local shops and businesses, too. Those who have to commute have their choice of two Zone 5 rail stations, as well as good bus and road links.

Community

Carshalton is located on the fringes of London, but retains a villagey feel and a strong sense of community. The centre is pretty, and there are picturesque village parks and ponds, independent cafes and shops, and popular local pubs. Carshalton is popular with families.

Safety

In March 2017, there were 5 crimes per 1,000 residents in Carshalton Central, compared to 8 in London as a whole. The top reported crimes were theft from a vehicle, vandalism, and miscellaneous theft. The 2014/2015 crime rate and violence against the person rate were both about half the rates for London as a whole.

Parking

Parking is not generally an issue in this area. The rate of car ownership is high for London, at more than one car for every household. Road links, including the A232 to the A23, are fairly good - but there can be traffic congestion. 

Nightlife

There is a good range of restaurants and neighbourhood pubs in Carshalton, and one or two bars and music venues. Transport links are somewhat limited for nightlife travel.

Family Friendly

There is a wide range of property in this area, including many larger homes with 4 or 5 bedrooms - this is a good place to look for a family home. Carshalton has fairly good access to green and open space with a range of amenities and facilities - the River Wandle runs through the Grove, as well as the Grange Gardens and Beddington Park, and Carshalton and Stanley Parks are located in the centre as well. Schools here are very good - the area is known for its excellent grammar schools in particular. About 1 in 5 residents of Carshalton are children aged 0-15.

Pet Friendly

Property in this area varies, but includes many larger homes with gardens - these would make suitable homes for pets. Carshalton has fairly good access to green and open space - the River Wandle runs through the Grove, as well as the Grange Gardens and Beddington Park, and Carshalton and Stanley Parks are located in the centre as well. 

Transport

Carshalton is in Zone 5 and is not served by the Tube, but has two rail stations: Carshalton and Carshalton Beeches. Carshalton station is served by Southern and Thameslink, with trains to Victoria that take just 25 minutes. Southern serves Carshalton Beeches, which also has trains to Victoria and London Bridge. The area is well-served by local buses. Road links, including the A232 to the A23, are fairly good - but there can be traffic congestion.
