Property description

A spacious, non listed Villa in private, extensive grounds of just over an acre. Offered Chain-Free.

DESCRIPTION
Granite pillars with a gated entrance and a long, tree lined drive provide a private and impressive approach to the home. The site is just over an acre with approximately two thirds to the front of the house and the remaining third to the rear in a private, fenced garden. To the front of the house is a large parking area for a number of vehicles.

A glazed front porch leads into a generous 27' living room with a feature fireplace with an inset wood burner and dual sash windows (double glazed) on the front elevation. There is an adjoining second reception room which would be useful as a home office or snug. To the northern side of the house is a dining room, kitchen and very large utility room. The kitchen has a range of built-in floor and wall mounted cabinetry with a granite worktop. A traditional double oven Stanley Alpha range is a feature of the kitchen. There is a freestanding dishwasher and a 2.5 bowl stainless steel sink below a large picture window overlooking the rear garden. The adjoining utility room has plenty of additional cabinet storage as well as space for a large fridge/freezer, washing machine and tumble dryer. There is a rear porch leading out to the garden. Additionally, there is a door leading to a former single garage (now used for storage) and a utility cupboard which houses a residential lift which leads up to the master bedroom's dressing room.

To the rear of the living room is a double height south west facing conservatory/garden room which overlooks and leads out to the rear garden. Beside this is a ground floor double bedroom with an en-suite bathroom.

Upstairs, there are two further double bedrooms and a family bathroom in the original part of the house. The two storey extension to the rear created a large sitting room overlooking the rear garden and an enormous (27x18ft) Master bedroom. There is a walk in wardrobe which also has the aforementioned residential lift as well as an en-suite shower room and separate cloakroom. This room also has the benefit of a private west facing balcony with steps leading down to the garden.

The rear garden is fully fenced and has various patio areas around a central lawn. To the far end of the plot is a secondary parking area and large outbuilding which provides useful storage but could offer re-development opportunity or space for a workshop or similar.

This is a very generously proportioned home on a large plot well located for rural privacy yet with the convenience of nearby facilities and transport links. It is being offered chain-free and viewings are highly recommended.

SURROUNDING AREA
The adjacent Red River is a historically significant feature of Cornwall. The valley has been inhabited since the Bronze age. The river was given its name due to the significant mineral deposits found and has been hand worked since the Roman Times. In The Mining Journal (1872), the author, Mr Watson, asked "if any stream or gully in Australia, Brazil or California had proved to be so continuously rich and productive as the Red River". Since the closure of the mines in the 20th Century the river has returned to a more natural habitat with trout and otters making a home thee.

Camborne (1½ miles) offers an excellent range of shops and schooling and a main line railway station.

The north coast is readily accessible with Portreath Beach c. 4 miles away and Godrevy and Gwithian Beach just over 5 miles away. The former Tehidy Estate is just over 2 miles away. Within the grounds now reside Tehidy Country Park and Tehidy Park Golf Club. The park has over 9 miles (14.5km) of paths and 250 acres of peaceful woods and lakes to explore, together with a café and a picnic area. The golf club is an 18 hole par 71 picturesque course catering to golfers of all levels of experience.

Despite a serene and picturesque location, the property lies within easy reach of a wide range of towns and amenities. The A30 is a few minutes’ drive away and links a number of the principle Cornish towns including Camborne, Penzance, Bodmin and Launceston. Also readily accessible is St Ives where a number of shops line the narrow streets. The Cathedral city of Truro is approximately 14 miles distant and Exeter and the M5 approximately 95 miles away.
