Located on this fabulous and fairly new estate of Maes Gwyrdd, Gwersyllt, Wrexham, sits this gorgeous detached three bedroom family home. It's not far from Wrexham City Centre or the A483, that will whisk you to Chester City centre in around 20 minutes.....all traffic dependent and at what time you leave.

Opening the front door, we are greeted with Karndean effect flooring that runs the full length of the home throughout the hallway. A dado rail runs along the walls to add some character, a door at the far end of the hallway, opens to the useful understairs storage cupboard. Another door, almost as we step into the home, on our right, opens to the cloakroom.
This is a must have in any home, because once you've had one, you'll never live without one again. There's a contemporary pedestal wash hand basin and of course the obligatory toilet. A radiator helps keep your towels nice and warm, and a frosted window allows plenty of light in and keeps any prying eyes out.....not that it's that kind of area!
Back into he hallway and the next door opens to the kitchen / dining room, and directly opposite here, is the lovely turned staircase leading us to the first floor.
The kitchen / dining room does exactly what it says on the tin, it's a place to cook and then sit down and eat, and sit down comfortably too!. So if you like entertaining, or you have children and love sit down meals (yeah good luck there), then this is the perfect spot to do it in. A large window in the dining section helps to keep this area nice and bright.
At the other end sits the kitchen section, formed by a selection of floor and wall mounted stylish units with work surfaces above, that cover three walls and form a useful U-shape workplace. Here we have ample space for food preparation and also a place for all of those 21st century gadgets that we've become so reliant on. There's a void for a washing machine and also a void for one of those huge American fridge/freezers. A window over the sink lets you watch the world go by and also helps to keep it nice and light in here.
The last door at the end of the hallway opens into the lounge, which runs the full width of the home, with the gorgeous flooring running through into here from the hallway.
There's space in here for a large corner sofa and other accompanying pieces of furniture, and all of this is kept nice and bright courtesy of the single window and a set of patio doors, leading to the rear garden. Mount the huge OLED flat screen TV on the wall and you have a fabulous place to cosy down for movie night or day, whichever suits best!
Stepping outside and into the rear garden, for a modern home, the garden is a pretty good size. You lose a bit of space because of the parking area but, it makes up for it in length. There's a generous patio area, ideal for BBQ's and patio furniture, and as I'm sure you can tell, the previous owner wasn't green fingered, but with some imagination, it could become something very special and private. A gate leads through to your two parking spaces.
Back inside the house and to the first floor landing, where there's a loft hatch and door leading to all of the bedrooms, no surprise there, and the family bathroom.
The main bedroom is a generous size, with a large recess crying out for a bespoke wardrobe to be fitted, ample space for a large double bed with bedside cabinets, as well as other sundry pieces of furniture. A door opens to the en-suite.
The en-suite shower room is beautifully kitted out with stylish tiles that adorn the floor and walls. A contemporary sink hangs firmly to the wall, of course, we have the WC and then the shower cubicle with hand held attachment. A heated chromed towel rail will keep your towels nice and toasty, and the frosted window allows ample light to flow in.
Bedroom two is smaller than the main, as you'd expect, but still capable of taking a double bed and other freestanding pieces. A window looks out over the rear garden.
The smallest bedroom is exactly that, smaller than the other two, but having said that, it's larger than your average third bedroom. Here you can easily fit a single bed in, with other, carefully selected, pieces of furniture. It's an ideal room for a youngster, home office or if you're lucky enough, a games room.
The family bathroom is the last room on the list. As you'd expect, buy now, it has been beautifully finished off. It's an odd shape, but perfectly formed using all of the available space to the maximum. A panelled bath has been tiled behind from bath top to ceiling, and in a mixture of tiles for added effect. A contemporary pedestal wash hand basin and WC sit a little further along in the room, with the frosted window, there to do what it does best. Another heated chrome towel rail helps to keep the room nice and warm and trendy looking.
