The first time you buy a home is always a slightly frightening period of your life as you begin to realise how much can go wrong. How much renovation work is needed? Can I afford it? Does its location, (the only thing that you cannot alter) fit in with my needs for commuting and accessing family and friends? And perhaps most important of all, will I be happy there?
Well, if your social life is centred around Buckley and Mynydd Isa and the transport links from here can provide a convenient way to get to work , then this home has all the answers. Couple that with the added bonus of having been recently converted and improved to a standard usually associated with a new property. Sounds good? Wait till you see it....
This is the end house of a row of identical homes. There is an access path running down the side, leading to the rear sun terrace, while to the front is a small garden, separated from the pavement by a waist-high wall and comprising of a neat area of maintenance-free decorative gravel.
A brick entrance lobby stands proud of the front elevation and provides somewhere for hanging outdoor clothing, where its ceramic tiled floor will shrug off the effects of dripping umbrellas before the inner door allows us into the front facing lounge.
In here, the stairs rise in front of us while not encroaching on the living space to any noticeable degree. The room is well proportioned, being big enough for modern furniture but small enough to feel cosy, as is only right in a home with aspirations to feel like a cottage.
A door to the rear of the room takes us through into a similarly sized secondary lounge or, if you prefer, a comfortably large dining room. It is probably better suited to this latter use, owing to the large archway taking us through to the lavishly appointed kitchen, but it's nice to have the option of a second living room, given the low price for this home.
Here the boundary is marked by the changing of the floor surface to ceramic tiling, and once inside it is hard not to be impressed! Not only by the sheer quality of the fittings but by the actual size of the room, being far larger than you have any right to expect in this type of home. Fitted units fill all three of the remaining walls, providing generous work top and storage space along with every labour saving device known to man, or woman, but for me, pride of place goes to the almost industrial looking gas hob with its centrally positioned wok burner.
With a mere two bedrooms, this is not a home for large families, but this looks ideal for producing some really extravagant dinner parties. With the size of the adjoining dining room, it means there's room for a table big enough to make sure no one needs to struggle with balancing a plate on their knees...oh how civilised!
In the centre of the back wall of the kitchen is the door to the rear garden terrace. This area, although small in stature, gives everything you could need in somewhere to sit and relax in the sun. If we are to assume the two bedrooms mean four residents it becomes positively spacious, with room for a table, several sun loungers and a BBQ. Now, be honest, how much more do you actually need? Should you throw parties, people tend to stand anyway, and as a further labour saving feature, its gravel surface means it is maintenance free and any spilt beer (there is always some) simply soaks away...
Returning to the lounge and climbing the stairs brings us face to face with the door to the bathroom.
This is rather like the kitchen and is something of a revelation. Although not the biggest on the planet, it has been fitted out to a very high standard with its attractive and practical ceramic floor, fully tiled walls and containing a suite of the expected lavatory, an eye catching corner mounted hand basin and a traditional bath fitted with a series of sophisticated taps offering a choice of water delivery, either via the usual tap or a hand held retractable shower head. There is also a half-length glass screen protecting the room from any overspill from the hotel style mains shower above, which draws its hot water directly from the homes gas combi central heating boiler.
Adjacent to here is the smaller of the two bedrooms but even this can rightfully claim to be a full sized double room with sufficient space for any ancillary furniture you may want. Whatever your taste, you can be assured that you will still be able to move round the room in comfort, without having to climb over things.
Finally, overlooking the front of the home, we come to the main bedroom.
As you would expect, this is a larger room altogether and has the added advantage of a small alcove above the stairwell leading in turn to a recessed cupboard offering a deceptively large storage space. This could easily be boxed in to form what would almost be a walk-in wardrobe, but why would you bother when it already gives you all the space you could need without the faff of opening doors? And after all, there is only you there, so what have you got to hide?
