It is four miles south of the A55 North Wales Expressway and thus can be reached from both Liverpool and Manchester in about an hour. It is also well situated for local timber markets.The wood has a bright south-facing aspect with lower level ground adjacent to the road rising up through quite steep slopes to the fields above.The majority of the wood is populated with impressive Douglas fir. These lofty mature stems are lightly branched and of good form promising a healthy supply of quality mill wood. At the west end there is a conspicuous knoll crowned with Scots pine and there is a small stand of Norway spruce at the east end of the wood. A variety of broadleaves fringe the wood including sycamore, ash, wych elm and the occasional oak. A scattering of woody shrubs beneath such as hawthorn, blackthorn and hazel completes the picture.The main access is via the entrance gate at the west end of the wood. There is a secondary access (currently overgrown) via a gate onto the roadside verge at the east end. The two are linked by an unsurfaced track that runs the entire length of the lower wood. This also connects with an area of hardstanding on the upper west side – a useful spot for timber processing as well as offering an attractive amenity locus for quiet enjoyment.The 9HP Kellfrie 21-SV500B sawmill with an extended runway (under the blue tarpaulin in the hardstanding area) was new in 2018 and is included in the sale.Coed Wynne has been lovingly tended by the current owner for many years. A health event in 2021 means it has not been managed since and is now reluctantly for sale. Those with an interest in silviculture will find plenty to occupy themselves in this attractive wood.Our Forester'sThoughtsAlastair says... "The wood has plenty of valuable standing timber, especially the Douglas fir element. The stems appear windfirm but I would consider felling over the next few years to release a healthy tax-free income stream. This could either go to a timber buyer or (if time allowed) I might add value with on-site processing using the sawmill that is included in the sale. The hardstanding area on a pine-clad knoll at the west end of the wood makes a very pleasant amenity area for camping and family recreation."
