Property description

Exact Location, viewing Instructions and further details can be found in our brochure below.A fascinating blend of mature broadleaf and conifer with open spaces and historic aquatic features, east of Chepstow, nestled on the fringes of the English/Welsh border. Wibdon Wood is located just north of the centre of Chepstow and across the River Wye. Access is over a tarmac track through a quiet residential development with a locked steel gate at the woodland entrance. The woodland stands on loamy soils with a mostly level topography level, but with some sloping areas adding to the structure. The wood appears to have once formed part of the grounds of the adjacent Castleford House, but over the years, the stems have claimed this once-manicured land. Nonetheless, there are a number of attractive historical remnants dotted throughout, including a long rocky water garden that meanders partway along the western side under the trees. Other interesting indications of days gone by are old stone steps, water gullies and stone outcrops. The canopy comprises a wide array of species, including oak, ash, cherry, beech, sweet chestnut, Scots pine, yew and Douglas fir. The shrub layer contains areas of box, laurel, and rhododendron – an ideal natural screening for any plans to camp under the stars. An area towards the southwest contains a good amount of ash that a new custodian could scope for a domestic fuel store. Ground dwellers found here include primrose, foxglove, common dog violet, snowdrop, hart’s-tongue fern and bracken. Mistletoe is also found in the mature tree canopy. We noted on our visit that there are some areas of Japanese Knotweed which have established within the woodland. No management plan is currently in place regarding the treatment of this.Frequenting wildlife - badgers, hares, muntjac deer, hedgehogs and wood mice are known to the area, enjoying the tranquillity of the location. Robin, nuthatch, blackcap, woodpecker and numerous harmonious songsters make up the feathered population. Our Forester'sThoughtsSam says..."Tidying the water garden and clearing vegetation from some of the elevated areas would be factored into my plans. I would consider a futureproofing strategy for the woodland too - this might include the eradication of some of the more exotic species, such as bamboo and some of the rhododendron. There are a small number of sizable fallen trees that offer a new owner a good domestic fuel stock." Please remember some management operations require approval and/or a licence.
