Property description

Exact Location, viewing Instructions and further details can be found in our brochure below.Part of a larger Ancient Woodland known as Warren Wood (once forming part of the Leeds Castle Estate), Sweet Wood is located a short way from Maidstone in semi-rural Kent. Access is via a stone track through two locked gates, one of which forms Sweet Wood’s very own gated entrance.Situated on gently sloping loamy clay soils, the lofty canopy comprises majestic oak standards, hornbeam, ash, cherry, and birch. Towards the west there are a number of sizeable sweet chestnut coppice which could be felled for firewood, allowing the stools to subsequently regenerate, perhaps with a view to bringing in a shorter rotation crop to the wood. Within the sublayer, there is a mix of hazel coppice and hawthorn, along with ash, oak, birch and sweet chestnut regeneration. Come spring and summer, the ground layer is a visual delight with ribbons of bluebells, wood anemone, red campion and herb Robert making an appearance. An excellent network of paths run throughout the woodland which eases foot access and makes it a great place for children to explore. One of the paths leads to a very pleasant forester's hut, ideal for shelter or storage. Picnic benches and a swing make a great place to sit with a book on a warm, dry day. A seasonal pond close to the southwestern boundary provides nourishment to a range of wildlife. A fairly prized feature of this woodland is that it is stock fenced around the perimeter (excluding the far western point where a public footpath runs through), providing a wonderful sense of privacy. Visiting birdlife includes lesser spotted woodpeckers, willow tits, buzzards and owls, not forgetting numerous harmonious songsters. Mammals spotted throughout the wider wood consist of deer (fallow and muntjac), fox, badger, squirrel and common dormouse. Our Forester'sThoughtsSam says...
"I would consider selecting a couple of the larger chestnut coppices to fell as these would make excellent firewood. In time, the stools left behind will re-establish with smaller diameter products; bean poles, walking sticks and rustic garden structures come to mind. Camping here is a very tantalising thought. I would also maintain the clearance of the path network within as they are very advantageous."
