Property description
Dating back to the late 17th century, The Old Court House is a former farmhouse of immense charm and character. Constructed of classic honey-coloured stone under a traditional thatched roof with gable ends and stone gable copings, the property occupies a prime position in the heart of this highly desirable village.
Rich in architectural features, the house boasts stone mullioned windows, original fireplaces, exposed ceiling and wall beams, and an abundance of period details throughout. Meticulously renovated by the current owners to a high standard, the property is perfectly suited for modern living while preserving its historical essence.
The kitchen/breakfast room opens to the garden and features bespoke painted wooden wall and base topped with granite work surfaces, an Aga (blue), two integrated Bosch dishwashers, a Neff microwave, a double Belfast sink, and space and connection for a fridge/freezer. There is built in bench seating and plenty of room for a table. Beyond the kitchen are generous sitting and drawing rooms, both with original fireplaces, elegant alcoves, and beautifully exposed woodwork. A utility room with bespoke floor-to-ceiling storage and a stylish cloakroom complete the ground floor.
An original staircase rises to the first-floor landing, where you'll find three double bedrooms and a single bedroom (currently used as a dressing room). The dual-aspect principal bedroom benefits from built-in wardrobes and a luxurious en-suite bathroom with a separate shower. A family bathroom with a roll-top bathtub serves the remaining bedrooms. Ample loft storage is also available.
THE COTTAGE
An excellent addition to the property, The Cottage offers a versatile living space, all on one floor, perfect for multi-generational living or indeed income potential. The impressive 23ft kitchen/sitting/dining room is well-appointed with a Stoves oven, integrated Neff dishwasher, wine fridge, and a Belfast sink, an ideal space for family gatherings or entertaining. There are three spacious bedrooms, a Jack-and-Jill bathroom and a separate shower room. Both bathrooms benefit from underfloor heating, ensuring comfort and warmth for guests or long-term residents.
GARDENS, STUDIO AND GARAGE
The beautiful and private gardens are a standout feature. Part bordered by beech hedging, the gardens have been lovingly maintained and cultivated over the years. To the rear, a gravelled driveway provides parking for several vehicles. There is a decked pond (with potential to be converted into a natural swimming area, subject to the necessary consents), along with an array of mature trees, including several apple varieties, perfect for homemade juices. The raised beds are ready for fruit and vegetable growing, and a stunning rose parterre offers colourful borders brimming with peonies and flowering shrubs.
In addition, the property benefits from a large double garage, a workshop, a conservatory and a bespoke greenhouse, complete with power and lighting, offering excellent versatility for creative or practical use. The art studio/workshop/office space, conveniently located near a cloakroom, also presents the potential for conversion into a self-contained annexe, subject to the necessary planning permissions.
Without a doubt, The Old Court House is a rare and remarkable property offering a unique blend of period charm, modern comfort, and adaptability, all set within a thriving village community. A truly special home for discerning buyers seeking character, space, and lifestyle opportunity.
