Property description
This charming stone cottage is thought to date from the 1400s and is considered one of the oldest properties within the village. It is Listed Grade II.
The cottage has evolved over the centuries and offers many character features, including the original cruck beam, deep-silled windows, and a beautiful inglenook with panelling identified as originating from Barnwell castle. The cottage evolved in the early 20th Century from the blacksmith’s home and forge. Alterations were made in the 1950s & 60s and more recently an extension was added to the main house, and the former forge and stabling converted to a superb guest annexe. The roof of the house was totally re-thatched in 2022 and the electrical wiring updated and certificated around that time.
The cottage has been a wonderful family home for 40 years and is now ready for new custodians.
As with many village homes, the main entrance is at the back of the house. The door opens to the hall. The guest cloakroom / shower is to one side.
The kitchen enjoys a dual aspect with the main window capturing the morning sun. The gas-fired Aga creates a cosy heart to the home, and there is ample space to seat 6 around the table. The utility room is adjacent, offering space for the usual appliances. A stable door opens to the garden path.
The garden room has a mellow brick floor and a range of bookshelves fitted to one wall. There is ample space for a breakfast table and chairs, overlooking the garden. The sitting room is in the oldest part of the house and has a beamed ceiling and the inglenook housing the wood burning stove, upon a flagstone hearth. There are windows to the rear garden, and a window and door to the front garden. The atmospheric dining room is next door and has a fireplace as a focal point. The front garden can be viewed from the large window, with seat beneath.
The first-floor landing offers space for a study area and has bookshelves along one wall. Useful storage cupboards are fitted to the other wall. The principal bedroom is accessed via a walk-through dressing room or nursery. Within the bedroom there are fitted wardrobes and an ensuite shower room / WC. There are two further double bedrooms, each with storage. The family bathroom completes the accommodation within the house.
The annexe is a conversion of the blacksmith’s forge and stable. This cosy and bright bed /sitting room has a polished wooden floor, and a French window opening to the courtyard. The other window overlooks the village brook. The corner kitchen is fitted to a high standard, with hob, washing machine and fridge. The shower room / WC is a separate room in the opposite corner. A blocked doorway could be opened into the adjoining stone garage, allowing for easy extension of the accommodation.
A gated drive leads from the highway and opens into the gravelled yard, providing plenty of parking. There are lovely gardens wrapping around the cottage, including a lawn with walnut trees to the front, a breakfast terrace to the side, bordered by deep shrub beds, and a good-sized lawn across the rear. A patio spans the back of the cottage and offers a hidden alfresco dining courtyard, which captures the evening sunshine. At the top of the garden is a former vegetable patch with greenhouse, and an orchard with productive fruit trees. There is a view over the neighbouring field.
