STAGES OF APPLICATION
1. You will be sent an application form to complete prior to a viewing being arranged.
2. Once we have obtained the Landlord's approval, we will contact you to arrange a formal viewing of the property.
3. Once you have viewed the property let us know if you wish to express an interest in renting it.
4. We will discuss your interest with the Landlord and subject to their approval, we will then request that you pay a 1 week's holding deposit to Owen Lyons.
5. The reference process will be started once the holding deposit has been received. The reference checks will be conducted by Vouch.
6. If you pass the referencing checks through Vouch, can provide confirmation of your Right to Rent in the UK & further compliance checks pass, we will then arrange a move in date. Following this you will then be asked to pay the remaining funds.


Tenant Fees Act 2019 permits certain fees/charges to made under the following circumstances:

Holding Deposit (per tenancy)
One week's rent. This is to reserve the property and start the referencing process. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraws from the tenancy, fails referencing, cannot prove their Right-to-Rent in the UK, provide false or misleading information, or fail to sign the tenancy agreement by the move in date mutually agreed.

Security Deposit (per tenancy. Rent under £50,000 per year)
Five weeks' rent. This covers damages or defaults on the part of the tenant during the tenancy.

Unpaid Rent

Lost Key(s) or other Security Device(s)
Tenants are liable for the total cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant. If extra costs are incurred there will be a charge of £15 per hour (inc. VAT) for the time taken replacing lost key(s) or other security device(s).

Early Termination (Tenant's Request)
Should the tenant wish to leave their contract early, they shall be liable to the landlord's costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy. These costs will be no more than the maximum amount of rent outstanding on the tenancy.
