Nestled in the hamlet of East Burton this delightful, Grade II listed, converted barn, just quietly offers an inviting and light living space with two double bedrooms. The natural features give a period feel to the home, but combined with modern touches, like underfloor heating and speedy internet connection, it is liveable and ready for today.
The timber front door opens into a hallway flooded with light from Velux™ windows. One can feel the warmth emanating from the discreet underfloor heating - controllable over four zones, via separate control pads. A solid oak door leads into the open plan FAMILY SPACE with Mexicana hand fired floor tiles giving a warming feel, punctuated by colourful inserts. In the LIVING AREA the wood burner makes the focal point of the good size room, with plenty of space for large comfy sofas and a dining table. The integral KITCHEN has an electric hob, and simple wooden counter tops and cupboards. The sink is under a Velux™ window which draws light into the area. A door to a very handy UTILITY ROOM can hide the workings of the home, housing a dishwasher, washing machine, dryer, and fridge/freezer and dirty boots! Iroko doors lead out onto the patio.
The PRINCIPAL BEDROOM is a chunky, king size room, with a vaulted ceiling and doors to the patio for sundowners. The second DOUBLE BEDROOM also has doors opening onto the patio. The FAMILY BATHROOM with W.C., and wash hand basin, has a deep recess behind the sink, which showcases the depth of the walls.
All the internal doors are handmade of ledged oak and finished with traditional hand forged Suffolk latches and matching hinges.
Outside Solid iroko and glass doors from every room lead onto a private south facing patio which runs the length of the cottage. This is a delightful space, which has been thoughtfully planted out and designed to capture the last rays of sunshine, with a sun downer! To the front of the cottage are recesses which can offer off-road parking for 2 cars. Access through a side gate leads to the private, fenced patio.
