Property description

This two-bedroom Victorian apartment in Maida Hill has been carefully renovated by its current owners. Its versatile layout and glazed side extension have been cleverly harnessed to maximise light, space and volume. Filled with a variety of plants, a private west-facing garden extends from the back of the apartment and receives a lovely afternoon and evening light. Transport connections are excellent, with two stations serving various Underground and Overground lines close by.

The Tour

Entry to the apartment is through a private front door at lower-ground level. It opens into an oak-laid hallway, with rooms extending sequentially along its entire length.

At the far end, the main living quarters open up. An exposed stock-brick wall adds texture to the living room, while the kitchen wraps around one corner in a U-shaped formation, with dark-stained timber worktops and Bejmat tiles from Bert and May. It has an integrated Smeg oven, microwave and gas hob.

Opposite, an extension provides a sociable space for dining against a garden backdrop. Glazing above ensures maximum light and fosters a connection with the surrounding flora.

The principal bedroom is set within an original bay window at the front of the plan. Awash in deep 'Calke Green' by Farrow and Ball, it is a calming space enhanced by natural sisal carpet. A bespoke Pedro da Costa Felgueiras-inspired wardrobe stands in one corner, with charming cut-out details.

An additional bedroom at the rear overlooks the garden and has a glass-block wall that allows natural light into the living area. Sisal carpet covers the floor and double doors allow direct access to the terrace. A shared bathroom with a shower over the bath is positioned off the main hallway.

Outside Space

The west-facing private garden has a decked terrace along with a well-kept raised lawn. Raised lime-washed cement beds are planted with a variety of potted plants, including climbing jasmine. There is a garden shed in one corner for storing tools and other outdoor items.

The Area

Ashmore Road is brilliantly located between Queens Park and Westbourne Park. The centre of Maida Vale is also a short walk away, where there are plenty of excellent shops and restaurants including The Hero, and independent cafés like La Piccola Deli, as well as an Everyman cinema. Lonsdale Road is a short stroll, with numerous eateries including Carmel, Milk Beach, Don’t Tell Dad and Wolfpack. A further favourite, Ida, is a classic Italian restaurant nearby on Kilburn Lane.

The delights of Golborne Road are only a 15-minute walk away including the wonderful Panella restaurant, and Portobello Road is 20-minutes on foot walk away with its infamous market as well as hotspots like Layla Bakery and The Fat Badger.

The green spaces of Paddington Recreation Ground and Queens Park are equidistant from the apartment, with an excellent weekly farmers’ market near Queen’s Park on Sundays. We've written more about Queen's Park and Kensal Rise in our Journal.

The banks of Regent’s Canal are just a seven-minute stroll away; its footpath provides a gateway to the rest of London. The Waterside Café is a lovely spot here for coffee, while lunch on one of the many barge restaurants is a must. The oasis-like Clifton Nursery and Café are another local favourite.

Kensington Gardens, Hyde Park, Regent’s Park and Lord’s Cricket Ground are also within easy reach. Notting Hill lies just to the south-west and Marylebone to the south-east.

Transport options are abundant, with Queen's Park (Bakerloo and Lioness lines) station a nine-minute walk away, and Westbourne Park (Circle and Hammersmith & City lines) a 10-minute walk from the apartment. There are numerous bus route options along the nearby Harrow Road and fast routes out of London by car, along the Westway.
