Property description

AN ATTRACTIVE C18th FARMHOUSE WITH SUPERB ACCOMMODATION, A SELF-CONTAINED ANNEXE,
STUDIO BARN AND LOVELY GARDEN.

Situated close to the centre of the village and listed grade II, Stickland Farm is a hugely attractive and very typical 18th century Dorset farmhouse built with a striking mix of brick, flint and rendered elevations under a thatched roof. And it is important for us to add, the house has much more generous accommodation than you might imagine at first glance. The current owners acquired Stickland Farm in 2017, and as well as thoroughly refurbishing the property they have added a superb annexe and a separate studio barn. The main house has an excellent arrangement of reception rooms including a large drawing room with inglenook fireplace, a snug sitting room and a farmhouse kitchen with island and electric Aga. A generous reception hall, cloakroom and separate utility room complete the ground floor, and upstairs there are five bedrooms and three bath/shower rooms (two ensuite). The newly created annexe (The Old Dairy) is the basis of a successful holiday business with two bedrooms, a smart bathroom, and a comfortable sitting room opening into a kitchen/dining room with patio doors opening out to its own small garden. The house is attractively presented throughout and has obviously been well cared for over the years. The roof was extensively re-thatched and re-ridged in 2017, just before our clients acquired the property. They have continued to maintain and upgrade this charming old house, and as well as creating the new annexe they have also converted an old barn into an impressive and versatile gallery/studio space that could easily be adapted to create further holiday accommodation.

The well kept south facing garden and outbuildings are an important feature of Stickland Farm. The house itself backs onto the lane, but it has a lovely outlook from the front, across the garden which for a central village house is large and easily accessible. There are gated entrances on both sides of the property, one opening into a small courtyard and garden in front of the annexe, and the other into a gravel parking area in front of the studio barn.

The gardens themselves are well cared for and mainly arranged around a large lawn with beautifully stocked colourful borders and an interesting array of specimen trees and shrubs. Across the lawn a gate opens into a separate kitchen garden area with a small orchard, vegetable plot, greenhouse and shed.

Winterborne Stickland is a popular village located in one of the pretty valleys to the west of Blandford Forum, a stone’s throw from Bulbarrow and Milton Abbey in an area of National Landscape. The village has a thriving community with a church, a pub, sports ground, nursery school and busy village hall, and over the hill in Milton Abbas there is another pub, a post office, a farm shop and café, and a doctor’s surgery. For a wider range of shops and services it is only a short drive into Blandford with its historic Georgian market square, M&S Food Hall, Tesco and Lidl superstores, and beyond that it takes about ½ hour to reach the county towns of Dorchester and Sherborne. Easy access onto the A31 makes commuting to Poole, Ferndown and Bournemouth very straightforward and a quick link to the M27 takes you further afield to Southampton and Portsmouth, and up to London via the M3.

There are lots of good opportunities for sport and recreation in the area, with lovely walking, riding and cycling in the countryside around the village. There are plenty of local sports clubs and for water sports and sailing, Poole Harbour, Studland Bay and Dorset’s renowned Jurassic Coastline are within 45 minutes’ drive to the south. This part of Dorset has also become well known for its excellent choice of schools. There is a popular primary school in Winterborne Whitechurch, secondary schools in Blandford and Dorchester, and a wide selection of independent schools nearby including Milton Abbey, Bryanston, Sherborne, Canford and Clayesmore as well as Hanford, Sandroyd, Castle Court and Dumpton prep schools.
