The cabins have an open plan bedroom/living/kitchen area together with a separate shower and wc One cabin has its own private, wood-fired hot tub. The cabins let at around £135 to £199 per night based on a 3-night stay. They trade at a very good occupancy between Easter until November.

There is ample scope and land for a new owner to expand the business element at Shulista Croft. Planning Permission was granted in 2016 for additional cabins, Motorhome Pitches & a Camping Site. (Highland Planning Ref 16/02087/FUL). The site has already been created with full electricity & water supply. Prospective purchasers are advised that they should make their own enquiries with the local planning authority at The remains of a Longhouse exists on the Croft, which also offers potential for development subject to the appropriate planning consents.

Croft
Included in the sale is a substantial croft tenancy assignation and apportionment. In total the croft land extends to approximately 223 acres (90.25 ha) which is a combination of ‘in-bye’ ground to the east and west of the house and a large area of permanent apportionment from the common grazings. The land provides good grazing for sheep and cattle however given the extent of the land there may be opportunities to embark on some environmental, amenity and woodland schemes. The croft also has grazing rights on the island of Trodday (Eilean Trodday) which lies off the coast to the northeast of the headland Rubha Hunish.

Crofting
Some of the property comprises a croft tenancy and permanent apportionment from common grazings.
