Front Of The Home - Tucked away around the end of North Street is this pretty Grade II Listed cottage, which has a stone facade and tiled roof. A path leads around the home to the rear courtyard garden. There is an outside light and, opposite, a wooden gate and stone steps lead into the main garden. A solid timber front door with double-glazed panel and stone lintel above opens into the dining kitchen.

Dining Kitchen - 5.75 x 3.15 (18'10" x 10'4") - With crisp white painted walls, a high ceiling and south-facing window, this is a bright and welcoming entrance to the home. The kitchen has a tiled floor, ceiling light fitting and recessed ceiling spotlights. There is space for a six-seater dining table and chairs on the left, together with additional furniture and space to hang coats. A wide solid pine worktop on the right has space and plumbing below for a dishwasher and sits beneath timber-framed double-glazed windows with secondary glazing, which look out to the garden. Continuing around, the worktop has an integrated stainless steel 1.5 sink with chrome mixer tap. There are cabinets and drawers below and two glass-fronted display cabinets above, with internal lighting.

In the former inglenook fireplace is a four ring gas hob and electric oven. There is shelving both within the fireplace and above. Beyond is a new tall slate grey vertical radiator - and a matching radiator on the opposite wall. In the top-right corner, a small shelved pantry has space for a fridge-freezer. The far wall has space to position a large sideboard in front. The room then opens out with half-glazed timber doors to the sitting room, shower room and utility room. Painted wooden stairs lead up to the first floor.

Sitting Room - 4 x 3 (13'1" x 9'10") - This elegant room has wooden flooring, an attractive fireplace and picture-book window. The focal point is a multifuel burner with flue, which is positioned upon a tiled hearth with decorative timber surround and mantelpiece. The room has a high ceiling, skirting boards, ceiling light fitting and vertical radiator. The impressive double-glazed window is Heritage Approved by Derbyshire Dales District Council - like all such windows in the home (also in the shower room and bedrooms 2, 3 and 4) these windows were installed to specific heritage requirements. The window has a wide sill and secondary glazing facing south towards the garden. It's a lovely cosy place in which to relax.

Shower Room - 2 x 1.5 (6'6" x 4'11") - The modern, upgraded shower room has a square cubicle with pivoting glass door. This houses the Triton electric shower. Three of the walls are tiled and the other wall is painted white to fit in with the rest of the home. A huge double Belfast sink with chrome mixer tap is located beside the worktop. There is a tall south-facing window with stone lintel overhead. Underneath, is space and plumbing for a washing machine.

The room also contains the Baxi boiler, a tall pine double cupboard, ceiling light fitting and skirting boards and there is space for a fridge-freezer and shoe rack. A solid beveled timber door with iron latch opens to the courtyard garden.

Stairs To First Floor Landing - We adore this area of the home, where all the ground floor rooms meet. Painted wooden stairs curve up to the galleried landing with a wooden balustrade. The carpeted landing heads in three directions and beveled timber doors with iron latches lead into the four bedrooms and family bathroom. There is a handy space for additional storage on the landing, which has skirting boards, recessed ceiling spotlights and a loft hatch.

Bedroom One - 3.1 x 2.9 (10'2" x 9'6") - This double bedroom is currently used as a combination of guest room and dressing room. The room has an angled roof window and is carpeted. It has a ceiling light fitting and radiator.

Bedroom Two - 3 x 2.9 (9'10" x 9'6") - A mirror image of bedroom one, this double bedroom is carpeted and has a cute deep-set east-facing window, with exposed stone surround. This room also has a radiator and ceiling light fitting.

Bedroom Three - 3.75 x 2.15 (12'3" x 7'0") - This L-shaped bedroom can comfortably fit a three-quarter or single bed. Currently used as a home office, it could also be a nursery. The room is carpeted and has a radiator, ceiling light fitting and deep-set east-facing window with exposed stone surround.

Bedroom Four - 3.6 x 3.25 (11'9" x 10'7") - The largest bedroom in the home, dual aspect windows to the south and east bring natural light flooding in. There is plenty of space for a large bed and additional furniture. The room is carpeted and has a radiator and ceiling light fitting.

Bathroom - 3.15 x 2.17 (10'4" x 7'1") - This adorable bathroom has a standalone rolltop bath. The heritage-style chrome mixer tap is located in the middle, so you can truly stretch out in this lovely bath. An ornate pedestal ceramic sink with chrome taps has a matching ceramic WC to the right. There are some exposed painted roof trusses and another deep-set south facing window, adding character to this room. There is a ceiling light fitting, wood-panelled walls (bottom half), an antique-style radiator and vertical heated towel rail.

Garden - Hopefully these words will do justice to just how stunning this garden is...but thankfully the photographs will do the job if not! Opposite the front door is a wooden gate with chest-height dry stone wall forming the boundary beside the footpath. Head up the stone steps which split right and left. Directly in front is a deep well with a galvanised steel ornate Celtic metal shield cover - fixed with screws for safety - and it is surrounded by low-level stone seating. Head up the right-hand steps to the elevated lawn, which has views directly up to Black Rocks - and also back past the home over Cromford rooftops. The large rectangular lawn has a privet hedge border, shed, summer house and paved patio.

Walk through the lovely arbor and down three stone steps to a smaller lawn. The lawn is bordered by well-stocked colourful flower beds. A specially-designed seating area with modern horizontal timber fence and circular graveled area is a beautiful spot to sit on a sunny day. You can imagine morning coffee and croissants here, a light lunch and evening drinks with friends. It's a peaceful and private sun trap.

The abundant flower beds include a flamingo tree, flowering cherry tree, cypresses and much more besides. This is a truly magnificent garden which offers lots of opportunity for outdoor living in this quiet sanctuary at the end of the UNESCO World Heritage street.
