Property description

In the highly admired Mosshead district a spacious, ranch style, Detached Bungalow set upon a beautifully planted, and colourful, garden. Scope to add value as much of the finish/specification is dated and scope to reconfigure layout and the number of rooms. Nearby Kilmardinny Loch.

• Entrance porch
• Hall
• Open-plan Lounge and Dining Room
• Living Room (could be a bedroom)
• Bedroom 1 - really large bedroom which in other models are two bedrooms
• Bedroom 2
• Bathroom
• Everest double glazed windows and doors
• Gas central heating with (October 2019) condensing combination boiler. Hive controller.
• Double garage with electric (remote controlled) door plus garden store.

We are certain that at the time of build (about 55 years ago) the first owners requested of the builder, WS Gordon, to configure this house differently from others. As such the lounge and the dining room is one, large, open-plan space and the generously sized main bedroom takes up the floor area of what would have been two bedrooms in others of this type. The two bedrooms can easily be created again, subject to warrant.

Post construction the third bedroom was extended to make it a public room (was used as a dining room), with patio doors and windows, and which would make for a lovely family/living room now from which to look at, and access, the rear garden. It is a house with potential, including the scope to renew the kitchen, bathroom, decor, and floorcoverings all of which would add value and has been price reflected. It has been, none-the-less, well looked after.

The garden is a delight, beautifully planted and stocked, and just a burst of colour in spring and summer months. The rear garden is south facing and very sheltered. To the front a wide monobloc driveway leads to an attached double garage with the ease of an electric, remote controlled, rollover garage door (the garage has power, light, and water tap installed). To the rear of the garage is a garden store.

The house is set at the cul-de-sac end of Lovat Avenue at the end of which is the asset of Kilmardinny Loch and its surrounding woodland walks. For those with children, Mosshead Primary is around the corner on Stockiemuir Avenue with secondary schooling, to the west of Mosshead, at Bearsden Academy in Courthill - the Academy is currently ranked No.2 state secondary in Scotland for results. In the estate is a well-stocked Co-op store for day-to-day needs and at the top of Mosshead is Bearsden Ski Club with its two slopes and clubhouse.

Accommodation
• Entrance Porch.
• Hall - with double width cloaks cupboard and a general-purpose hall cupboard.
• Lounge/Dining Room - spacious L-shaped room with a wide 3-frame picture style window to the front plus a 2-frame window to the side. Glazed screens to both the lounge and dining areas, to the hall.
• Family Room - originally this would have been a bedroom before it was extended. It now features patio doors to the rear and windows to both the southeast and to the northwest.
• Kitchen - retains the original kitchen units and sink. Window to the rear and a smaller window to the side. Back door and boiler located here.
• Bedroom 1 – as stated earlier this is a particularly large room which has two windows to the front and two sets of fitted wardrobes. Could be made two bedrooms by the installation of a dividing wall and the creation of a further door from the hall (subject to building warrant). Others of this model have this area as two bedrooms.
• Bedroom 2 - another double bedroom with rear facing window. Wardrobe.
• Bathroom - retains the original wall tiling and the enamel bath in pink. The wc and whb have been replaced with white suite. Linen cupboard.
Situation
Mosshead remains one of the area's most popular districts. As well as the assets of the local schools and Kilmardinny Loch it is well placed for a gentle stroll, about one mile, to the south for Bearsden Cross. The estate has a couple of parks, with kids play areas, and of course the undoubted asset of the aforementioned Kilmardinny Loch -just a lovely spot around which to take a walk.
