A sizable 13.79 acre level to gently sloping pasture field, in good heart and with part roadside frontage, natural water resources on site, in need of some boundary fencing renewals and suited for farmers/smallholders/investors and known as:

The property lies alongside the minor district road, leading from Maeniwan Square, Bryn Iwan towards Blaenycoed. The hamlet of Bryn Iwan is some ½ mile distant and has 2 chapels. The market town of Newcastle Emlyn is some 7 ½ miles distant, which provide for a varied of everyday facilities. The County Town of Carmarthen is some 11 miles distant.

Directions: From Newcastle Emlyn, proceed on the B4333 road for Cynwyl Elfed and carry on for some 5 miles until coming to the Maudsland Square junctions. Bear right for Trelech/St.Clears (B4299). Carry on through Bryn Iwan and take the next left hand junction for Blaenycoed (just before Maeniwan Farm). The field’s gateway will be on the left hand side with a concrete lip bounding with the roadway. Our ‘For Sale’ board is erected on site.
The single field totals to some 13.79 acres or thereabouts and gently slopes down to a wooded dingle on the Eastern aspect with a stream lying on that boundary. The majority of the field is mainly level, with gently sloping area on the Eastern side. As noted, the boundary fencing is in areas in need of strengthening/replacement. The field has mainly been used for cropping purposes in recent years and is in general good heart.
