The property lies alongside the minor district road, leading from Maeniwan Square, Bryn Iwan towards Blaenycoed. The hamlet of Bryn Iwan is some ½ mile distant and has 2 chapels. The market town of Newcastle Emlyn is some 7 ½ miles distant, which provide for a varied of everyday facilities. The County Town of Carmarthen is some 11 miles distant.

The single field totals to some 13.79 acres or thereabouts and gently slopes down to a wooded dingle on the Eastern aspect with a stream lying on that boundary. The majority of the field is mainly level, with gently sloping area on the Eastern side. As noted, the boundary fencing is in areas in need of strengthening/replacement. The field has mainly been used for cropping purposes in recent years and is in general good heart.
