The land drops gently to a stream called Stock Water which joins Dark Water and this eventually joins the sea at Lepe.

The woodland is about half a mile from Summer Lane through a five bar gate and up a winding track that leads through a magical woodland and opens out to a track that leads to a further five bar gate which in turn leads to Prentice Wood.

There is ample off track parking and various storage sheds and a composting toilet.

RIGHTS OF WAY
The land is sold subject to and with the benefit of all matters contained in or referred to in the title deeds together with all public or private rights of way, wayleaves, easements and other rights of way affecting the property. There are no public rights of way crossing the woodland.

TENURE AND POSSESSION
The land and woodland is being offered for sale on a freehold basis with vacant possession.

As far as we are aware there are no services connected to the land.

SITUATION
The village of Exbury sits in the south east corner of the New Forest National Park and is probably best known for Exbury Gardens.

Exbury gardens are a spectacular 200 acre woodland world famous for the Rothschilds collection of rhododendrons, azaleas and camellias.

The woodland is less than half a mile from the open New Forest National Park.

DIRECTIONS
From our offices in Gosport Street head to the roundabout and turn right into Bridge Road. Cross over the railway line and head out of Lymington on the B3054 to Beaulieu. Proceed through the village and continue up the hill and out on to the open forest. On reaching the junction by the Royal Oak Pub turn right and right again into Exbury Road. Proceed for about 1.0 mile and the gated access to Prentice Wood can be seen on the left .
