The Land:

Lot 2 – Land at Bull Hill Farm, 39.69 acres (16.06 ha) two parcels of Grade 2 arable land with freely draining soil suitable for a wide range of crops and access onto the main road.

Lot 3 – Land at Bull Hill Farm, 120.69 acres (48.84 ha) comprises five parcels of predominantly Grade 2 arable land (with some Grade 3) extending to 107.09 acres (43.34 ha), 11.55 acres (4.67 ha) of permanent pasture and 2.05 acres (0.83 ha) of amenity woodland. Lot Plan: Plans, Areas and Schedules
Numbers listed on the lot plan are Ordnance Survey numbers not RPA Rural Land Register numbers. These are based on the Ordnance Survey maps and are for reference only. They have been checked by the Vendor’s Agents and the Purchaser(s) shall be deemed to have satisfied themselves as to the description and acerage of the land. Any errors or misstatements shall not annul a sale or entitle any party to compensation in respect thereof.

Method of Sale

The property is being offered for a sale in lots or as a whole by Formal Tender. The Vendor reserves the right to not accept the highest or any offer. The Vendors reserve the right to accept an offer prior to the Tender Date. The Tender is legally binding.

Any prospective purchaser is advised to carry out their own enquiries with Malvern Hills District Council and other relevant Authorities before making an offer for the Property.

Prospective Purchasers should sign the Tender document stating the proposed purchase price and submit prior to the deadline in an envelope along with a cheque for a deposit of 10% of the purchase price. The Vendors will confirm which (if any) proposed offer to purchase is acceptable to them and the Solicitors will immediately effect an exchange of Contracts with a completion date of Friday 21st June 2024 (or earlier by mutual agreement).

Contract

A Tender Pack will be available for inspection from the Vendors Solicitors. The Tender Pack will include a copy of the Contract of Sale and any Special Conditions of Sale. The Vendors Solicitors or Balfours LLP can be contacted directly for a Tender Pack. Any enquiries regarding the Tender Pack need to be made directly to the Vendors Solicitor.

Prospective purchasers will deem to have bid on the basis of the Contract and such conditions whether or not they have inspected them.
In the event that there are any variances between these particulars and the Contract of Sale then the latter shall apply.

Lot 2 - it is the responsibility of the neighbouring landowner to erect a boundaryfence along the western boundary. The boundary has been marked with white posts for the purposes of the sale. The northern boundary against the farm buildings is alsomarked with white posts and it will be the responsibility of the purchaser to erect a post and wire fence from points A to B.

Wayleaves, Easements and Rights of Way: The property will be sold subject to and with the benefit of all wayleaves, easements and rights of way, whether mentioned in these particulars or not. A Public Footpath crosses Lot 3 as identified on the plan.

Directions: Lot 1 is accessed from Bull Hill Lane and lies on the opposite side of the main road from Bull Hill Farm. Lot 2 lies between Bull Hill Lane and Crundalls Lane and can be accessed from either lane. Lot 3 lies to the south of Crundalls Lane and is accessed approximately 200m from the junction with the B4196.
