A 29.9 acre block of Amenity Wood/Scrub Land, located in the tranquil sheltered valley of Cwmcych on the Pembrokeshire/Carmarthenshire border, with areas of mature trees and harvested and re-planted area, set mainly on a sloping bank, and a valley bottom area of former grazable pastures now having gone to scrub and bounding with the River Cych, and benefitting from single Bank Fishing Rights along the property’s length, with minor district roadside access from one point and purpose made hardcore lane off-road parking area and further track leading down along the valley base, and suited for either those with an interest in forestry/long term investment, or for private amenity/leisure purposes, and known as:

As previously noted, the parcel consists of a sloping wooded bank, which was last fully planted we’re advised between 1972 and 1976, with Douglas Fir and Japanese Larch, intermixed with existing groups of mature Beech, Ash and Sycamore. Stands of Norway Spruce, Poplar and Ash had also been planted. The woodland had further been subject to a Better Woodlands Wales Scheme, which expired in March 2016. Since then, some felling works have been carried out, and some 8½ acres were replanted during 2018/2019 with a mixture of Oak, Wild Cherry, Common Alder, Rowan, Hazel and Birch. This area previously contained the main area of Larch.
The hardcore track, which has been laid with stone taken from the quarry area near to the roadside entrance, divides away the wooded area from the valley bottom land which is now down to scrub, but historically had been grazable pastures, and bounds with the river.
We note that there are some areas of Japanese Knotweed which have established along the River Bank, apparently could have spread from the land bounding with the road (separately owned by an unknown party, or been fly tipped over the years). No management plan is currently in place regarding the tackling of this weed.
Several timber electric posts do cross the land, and an Annual Wayleave is paid.
Rights of Way: No public Rights of Way show up on the local Ordinance Survey Map, but we understand that the odd walker does traverse the land from time to time.
The property is sold with the benefit of all rights including rights of way, whether public or private, light support, drainage and water and electricity supplies and other rights, easements, quasi easements and restrictive covenants, all existing and proposed way leaves for masts, pylons, stays, cables, drain and water, gas and other pipes, whether referred to in these particulars or not.
