Property description

WHY BUY THIS LAND?
A desirable opportunity for you to own an attractive parcel of land within the beautiful village of Marsh Green on the Kent/Surrey border. This lush, flat pasture land measures 2.39 acres and is enclosed in the main by mature hedgerow and stock proof fence. More land is available.

The site enjoys good road frontage and excellent access that has been set-back from the road.

Pleasantly situated just south of Edenbridge, the land is less than 24 miles from Central London and, with excellent transport links, offers a real escape to the country.

The land is currently suitable for a range of recreational and amenity uses. Other uses are subject to any relevant planning consents, but it should be noted that planning permission has been granted on several parcels of Green Belt land in the local area for a variety of uses - including the fields either side of the land for sale.

ACCESS
The land enjoys good road frontage onto Marsh Green Road. Excellent and secure access is provided via a gated entrance to the east that is newly improved and set back from the road.

EQUESTRIAN
Several parcels of land within the Green Belt and ½ mile from the land for sale have been granted planning permission for stable buildings.

Notably, the fields either side of the land for sale have been granted planning permission. The land bordering the eastern boundary was granted planning permission for 3 stables, a barn & tack room (Ref. 01/01494/FUL) whilst the field immediately to the west was granted planning permission for the construction of two stables, a tack room & hay barn (Ref 12/01550/FUL).

Another parcel of land on Hartfield Road has been granted planning for a stable building totalling 105m2 consisting of 3 stables, a tack room and hay store (Ref. 20/02177/FUL).

Also, a parcel of land on Roman Road has been granted planning permission for the erection of a stable building, feed store and track room (Ref. 20/02950/FUL).

Furthermore, an extensive network of bridle paths can be found just a short distance from the land for sale and provide a long-distance hack through some of the area's finest countryside.

The horse racing enthusiast can enjoy a day at the races at nearby Lingfield Park. As well as being a popular racecourse, Lingfield Park Resort also boasts an onsite luxury hotel, leisure club and a challenging golf course.

PLANNING
The land is situated within the Metropolitan Green Belt. Any development or change of use would be subject to the appropriate permission.

LOCAL AUTHORITY
Sevenoaks District Council

OVERAGE
The land is subject to an Overage based on 25% of any uplift in value following the grant of planning permission for development other than that which is for agricultural or equestrian purposes. The Overage period is 20 years from March 2023.

LAND VALUES
Land values rose again last quarter by 2%, bringing growth over the past 12 months to 7% with pasture land prices in the South East 16% higher than the average.

Once again land has outperformed other asset classes during this time especially at a time when most residential property prices fell.

A lack of supply and continued strong demand from a wide variety of buyers helped support these rising land values, despite the recent downturn in economic conditions as land continues to be regarded as a tangible safe-haven for investors.

Going forward, the outlook for the land market is positive as the trend of low supply and high demand look set to continue to drive up land values.
