Location
Lendrick and Fossoway Forests are centrally located in the desirable County of Perth & Kinross. They lie 1.5 miles north of the village of Yetts O’Muckhart, 6 miles west of the M90 at
Kinross. The A91 and M90 provide easy and fast access to a number of timber end users including Norbord at Cowie, Windymains at Humbie, BSW at Petersmuir, James Jones at Kirriemuir
and Ridings Sawmills at Cardross. The Capital, Edinburgh, is less than an hour’s drive being some 34 miles to the south east.

The general area comprises fertile rolling hills, with livestock farms, woodland and considerable areas of well-established commercial forestry. The region is well resourced with competent
woodland management firms and contractors.
Access
Lot 1 – Access into Lendrick is taken on its western boundary at point A1 on the sale plan via an established bell mouth off the B934. There is also a servitude right of access over A5-A6-A7
in favour of Lot 1 if sold separately from Lot 2. The B934 is classified as a Consultation Route for timber transport and has previously been used to successfully haul harvested timber to
processors. Internally, the forest roads provide access to the majority of the crop, shown on the Sale Plan as A1-A2-A3 and A4. There is a forest ride to the top of Lendrick Hill which the public
use for walking.
Lot 2 – Fossoway has a servitude right of access shown as A5-A6-A8. The crop was established and is maintained using this route. Some upgrading might be required before future timber
harvesting and extraction. A8-A9 is a forest formation track.
Description
Lot 1 Lendrick Forest – 206.60 Hectares / 510.41 Acres
Lendrick Forest comprises the larger and more mature forest of the two. It is a simple, compact shape mainly planted during 1991 and 1992 covering Myrehaugh Hill and the northerly
shoulder of Lendrick Hill providing consistent gentle inclines facilitating drainage. A further seven hectares was planted in 2021. The crops are performing well with the best stands showing
Yield Classes in the high 20s, highlighting the favourable growing conditions of the area. The forest was principally planted with Sitka spruce which comprises 72% of the stocked conifer area.
Douglas fir comprises 22% with additional small areas of Norway spruce, Scots pine and Japanese larch. Native broadleaves extend to 5% of the total planted area. The summary chart below
indicates the breakdown of areas by species.
The oldest trees are now 33 years old and felling is possible in the next few years or longer if needed, giving a new owner flexibility in playing the timber markets. Considerable additional
volumes of timber per hectare are anticipated in the crops’ final phase of growth.

Lot 2 Fossoway Forest – 94.77 Hectares / 234.17 Acres
Fossoway adjoins Lendrick on its southern boundary. The land was purchased by the current owners and a new commercial forestry planting scheme undertaken in 2017. Sitka spruce comprises 82% of the stocked conifer area, complimented with smaller areas of Douglas fir, Norway spruce and Scots pine. Native broadleaves account for 8.5% of the total planted area. The full breakdown is illustrated in the chart below. Considerable effort was applied to ensure high percentage establishment, combined with exceedingly encouraging initial growth rates it is anticipated that the forest will produce large volumes of high-quality timber in the future.Further information for both Lots are available from GOLDCREST Land and Forestry Group upon request.
Renewable Energy Potential
A recent survey suggests potential for a single 4-4.45 MW wind turbine on Lot 2 with a second turbine on adjoining land owned by a third party. An alternative access from the south is

Sporting Rights
Sporting rights are included in the sale and unlet. Historically the current owner has controlled roe deer with best silvicultural practice in mind.Boundaries
Boundary fences are maintained by the owner. When Lot 2 was planted in 2017 a deer fence was erected.Mineral Rights
