Property description

SOLD SUBJECT TO CONTRACT. GUIDE PRICE £700,000 TO £725,000.
The property enjoys an elevated position within the turning and offers spacious accommodation plus a good size rear garden.

Internally the ground floor has two separate reception rooms, the larger of the two having a semi-circular bay window overlooking the front. There is also a fitted kitchen which overlooks the garden, a utility room and a ground floor cloakroom/wc.

From the entrance hall stairs lead to the first floor where there are three bedrooms, the larger two both being doubles. There is also a bathroom/wc.

From the first floor landing there is a staircase (with restricted headroom) that takes you to a loft room (reduced head height) with a skylight window, eaves storage plus additional storage at its rear.

Externally there is an established rear garden with mature shrubs and trees, plus an attached garage approached from its own driveway.

As previously mentioned the property does require a degree of updating and re-decoration allowing any buyer a chance to put their own stamp on the house.

Eaglesfield Road is one of Shooters Hill’s most sought after addresses. The house falls within a conservation area and is located opposite Shooters Hill Lawn Tennis Club. A little farther along is Shooters Hill Golf Club.

Living in this area you are never too far from open spaces. There are plenty to choose from too including Shrewsbury Park, Oxleas Woods, Eaglesfield Park and the 18th Century Folly that is Severndroog Castle and adjacent castle woods.

Transport links too are within access including several bus routes to neighbouring areas and various cycle ways and paths.

Nearest stations are Woolwich Arsenal (with DLR services too), the now open Woolwich Elizabeth Line station and Falconwood. All three have frequent services into the capital and beyond. The Elizabeth Line is certainly a "game changer” for the local area with fast services to Canary Wharf (Docklands), Liverpool Street (City) and West and East into the home counties.

The closest primary schools are Christ Church of England primary and Plumcroft primary.

For shopping areas there too are an extensive choice, from Blackheath village and Blackheath Royal Standard in the west. Which have a wide variety of boutiques, restaurants, local shops and cafes.

To the east Welling also provides a similar shopping experience and to the North are both Plumstead and its bigger neighbour Woolwich. Both of which offer a good mix of local shops and high street names.
