Property description

In a romantic, Fenland landscape where huge, dramatic skies echoing with the cries of sea birds, meet fertile, arable farmland, salt marshes and the coastal waters of The Wash, a 3 bedroom property, once dwellings of local coastguards, has been updated and modernised both inside and out and benefits an outside office. For anyone wishing to live in a peaceful waterside setting surrounded by wildlife yet by no means isolated, or indeed for holiday lets, this little enclave is the perfect place.
All Electrics checked and certified.

It is less than 5 minutes into the village of Fishtoft and 10 into the centre of Boston, the latter where you can pick up the A16 or the A52 and find a thriving market town with good schools, an abundance of shops and amenities including trains to Nottingham and Grantham with fast services to London.

Seller Insights

“1 Coastguard Cottage was originally part of a row of 5 terraced cottages built for the coastguards in 1847. Latterly, it was split into two with our property incorporating 1, 2 and 3 and the neighbours having 4 and 5. Theirs is number 3 so there is no longer a number 2!”

“The cavity walls are 2 foot thick and fully insulated. We have refurbished throughout and although we have modernised everywhere, nothing is square in this house! We introduced the air source central heating system and added the shower room in one of the bedrooms. We also fitted a new kitchen and a new bathroom with an oversized bath and shower over. About 4 years ago we replaced all the windows which have a 20 year guarantee. The air source pump was part of a government incentive and still has 4 years left on the tariff. Owners of the property receive approximately £400 per quarter, which rises each year with inflation.”

“It’s quite a light, bright house with the kitchen and reception rooms getting sun much of the day. The garden is very sunny. The back of the house faces west so you can watch the sun go down from the large patio area - ideal for relaxing or entertaining outside.”

“We added the log-cabin outside around 2 years ago which has been an ideal place to work from home. It is fully insulated, has its own electric supply and fuse box, heating, and lighting inside and out; it’s double-glazed, carpeted and with a proper BS Standard lock on the door. Recently, fibre optics were laid to the area so we now have superfast broadband!”

“The low maintenance garden was landscaped by us at quite some expense! The 6-berth hot tub comes with the property and sits in a cobblestone-tiled sunken garden; it has a special drainage system so that it will never fill with water and has its own electrics within the set-up, separate from the house. The tiles and all the paving in the garden are non-slip.”

“The property would make a superb holiday let if someone wanted to offer this. We looked into it and found it would be possible for either part-time or permanent lets. It would be perfect for a rural retreat but with all mod cons laid on and plenty of space!”

“I must stress that there has never ever been any flooding here despite the proximity to the river and The Wash. With man-made waterways, as we also have here, the flow can be closely controlled and the banks were recently heightened and strengthened by The Environment Agency - everything is very closely managed.”

“It is a wonderful environment for anyone who loves nature and wildlife with fantastic walks straight from the door and both Freiston Shore and Frampton Marsh RSPB reserves nearby. Not only is it perfect for bird-watching but for ship-watching too! At night, the road, which is privately owned, is locked to anyone other than the residents down here. We have lovely neighbours in this little spot who are very friendly and helpful people so you never feel isolated.”

Location
The property sits in an extremely tranquil spot on the banks of the River Haven which flows through Boston and opens out into The Wash about a mile or so downstream. 1 Coastguard Cottage adjoins its neighbour whilst a couple of other properties stand nearby; it is reached down a privately-owned road, Hobhole Bank, which is around a mile long and locked overnight with automatic gated access for residents only. It is a dream location for any bird-watchers with RSPB Frampton Marsh reserve directly on the other side of the river (15 minutes’ drive to the Visitor Centre). Just inland from The Wash, it is one of Europe's most special places for wildlife; avocets, redshanks, skylarks and whimbrels can all be seen in summer, with thousands of ducks gathering on the freshwater landscapes in winter. Freiston Shore is another RSPB reserve about 10 minutes further up the coast.

In a historic area, the village of Fishtoft appears in the Domesday Book of 1086 as Toft but as Fishtoft in 1416. It is only a few minutes’ drive from the property where there is a primary school, St. Guthlac’s Church, a shop, football and cricket clubs, and a pub, the Red Cow Inn. Public service buses run from the village into Boston and further afield. Boston train station is on the Nottingham to Skegness line via Grantham where services take around an hour to London, or drive to Peterborough in just under an hour and catch a train to King’s Cross taking around 45 minutes.
