Property description

An attractive, white, 1930s house - as its name suggests - is under terracotta tiled roofs and stands in a secluded position with a wraparound garden that extends into a paddock across the gravel drive. Beautifully presented, it offers 3 bedrooms, the principal en suite, a family bathroom, a kitchen with a pantry, two generous reception rooms and a study; it also has planning permission for a 2-storey extension and a separate garage with accommodation above.

Sturton by Stow lies equidistant (9 miles) between Lincoln and Gainsborough, both providing a wide range of shopping and amenities, and Lincoln with direct train services to London. Conveniently, well served Saxilby is less than 5 minutes’ drive also with a train station connecting to London via Lincoln or Retford.

Seller Insights

“We’ve lived at Red Roofs for about 9 years now. It has been a wonderful place to bring up the children with so much space particularly since we purchased the paddock on the other side of the drive. It is very tucked away and quiet as the drive leads down between the houses along the road into this secluded spot shielded by trees and hedges.”

“The house is in good order, with us re-roofing the whole house recently. The tiles are very unusual and look like they originate from Holland so they were quite hard to find! Like the stone lintels above the windows, they all have a diamond shape in the centre which must be an architectural feature from the 30s when the house was built. The roof was taken off completely and had new laths fitted, a new waterproof membrane, and new ridge tiles as well as replacing, where necessary, with the special reclaimed tiles. The chimneys were repointed and re-rendered at the same time, and the render on the house was renovated and repainted, along with fitting new fascias and guttering. The previous owners had just replaced all the windows before we came here but we changed the front porch arrangement so you enter straight into a lovely, big, light and airy hall.”

“There is approved planning permission for extending the house at the back (2-storey) as well as adding a separate double garage on the drive which includes living space above with a shower and WC offering an office or a guest suite. As we submitted the plans altogether and we have already laid the garage foundations, the consent doesn’t expire.”

“The front of the house faces south which makes all the principal rooms bright and sunny. Outside, there is a patio where we have trained the wisteria to arch over the dining room window. We bought the field which we overlook at the front and it is a haven for wildlife. There are silver birch trees, conker trees, limes and poplars and a blackthorn hedge around the boundary. The squirrels especially like the walnuts in the large walnut tree! I love to lie in the hammock between the row of poplars as it is so quiet - just listening to the birds.”

“We have a greenhouse which will be staying, and there are two mature strawberry patches which give us nearly a punnet every other day in summer! There’s also a summerhouse which makes a useful garden store.”

“There is a variety of walks nearby if you have a dog or enjoy walking, and a retirement home for horses within the village which offers a diversity of activities and a cafe."

“The village is thriving and has some handy shops like a Co-op and another general store, and the pub has just been re-opened having had a complete refurbishment. The primary school is popular and the village hall is very active, for instance, with baby groups, fitness classes and a history club. What I will really miss most is the Tillbridge Tastery which is a tea room and has the most amazing cakes!”

“We are very conveniently located for reaching both Lincoln and Gainsborough, with Saxilby only 3 miles away where there is a free car park at the train station. My husband commutes to London frequently.”
