The Land
The land is of the Beccles 1 Series, being described as slowly permeable, fine, loamy, over clayey soils. The land is suitable for a variety of cropping.
General
Method of Sale: The property is offered for sale by private treaty as a whole.
Tenure and Possession: The property is offered for sale freehold with vacant possession upon completion.
Holdover: The vendor reserves the right of holdover if required.
Farming System: The land is farmed by a local contractor on an operation by operation basis.
Sporting, Minerals and Timber: These are included within the sale insofar as they are owned and relevant.
Ingoing Valuation: There will be no charge for any unexhausted, residual, manurial values nor farm held manure at completion. In the normal way, depending upon the time of completion, the purchaser may be required to take and pay for at valuation growing crops, cultivations and enhancement value.
Employees: TUPE will not apply.
Wayleaves, Easements and Rights of Way: The property is offered subject to and with the benefit of all rights of way, whether public or private all wayleaves, easements and other rights specifically referred to herein or not. Please note there is a footpath which runs along the inside of the hedge on the eastern boundary from north to south which starts about 100m south of the house.
Land Drainage Rates: These will apply
Irrigation: The land is not irrigated.
Environmental Schemes: The land is not entered in to any Countryside Stewardship Schemes.
Basic Payment Scheme: The farmland is registered with the Rural Payments Agency under the Basic Payment Scheme, however the vendor will retain the 2023 payment, and as entitlements will cease to exist after 16 May 2023 there will be no entitlements to transfer.
Exchange of Contracts: Exchange of Contracts will take place 21 days after receipt by the purchaser of a draft contract with completion by agreement thereafter. A deposit of 10% of the purchase price will be payable on exchange of contracts.
VAT: Any guide prices quoted or discussed are exclusive of VAT. In the event of a sale of the land becoming a chargeable event for the purposes of VAT, such tax will be payable in addition to the purchase price.
Pear Tree Farm is located on the outskirts of Kenninghall, a popular and well served village in south Norfolk, which is about 4.5 miles to the south-east of the A11. Kenninghall provides a good range of local amenities, and Diss, Attleborough and Thetford provide a comprehensive range of amenities, whilst Norwich, the regional centre, about 19 miles to the north has a full range of amenities. Diss station provides a regular rail service to London Liverpool Street with a journey time of 90 minutes, and the A11 dual carriageway gives good access to Newmarket, Cambridge and Stansted Airport.
Pear Tree Farmhouse is approached over a gravel driveway ending in a generous parking and turning area to the rear of the house which also gives access to the outbuilding. The garden is mainly laid to lawn and interspersed with a mixture of broad leaf and coniferous trees, and is private and secluded. To the east of the house is a separate paddock and the land stretches away to the south of the property and could be used either for arable farming, or a mixture of equestrian or livestock use. There is also potential for the land to provide a runway for light aircraft, as it is over a kilometre in length.
