Location
Weston Lodge nestles in the heart of the sought after village of Weston-under-Penyard, some 2 miles east of the market and tourist town of Ross-on-Wye and within 10 minutes drive of the M50 motorway. The village is noted for its vibrant community spirit and an excellent array of amenities. At the heart of the village is the traditional and popular village pub, The Weston Cross. Not far away is the well regarded Victorian primary school, together with its feeder nursery. The former recently had an Ofsted grading as “Good”. Nearby, prominently sited on the lower slopes of Penyard Hill is the beautiful St Lawrence church, portions of which date back to the late 12th Century. A noted local landmark, with its superb square stone tower, the church is a focal point for both spiritual and social gatherings. Not far away the village hall is a lively hub of activity, and adjacent to same are the splendid and beautifully maintained playing fields. The village is surrounded by rolling hills and farmland, with many fine countryside walks.
Description
Originally forming part of a much larger stone house, Weston Lodge is believed to date from around 1840, and comprises a spacious period property of immense appeal. Principal room sizes are generous, and most rooms have a beautiful outlook across the fine rear gardens, the land in total extending to approaching an acre.
Over the last 14 years, Weston Lodge has been the much loved home of the same family, and it is with a degree of reluctance that the property is now being brought to the market. Someone now has the opportunity to put their own stamp on this unique property.
There are many original features. These include a wonderful 20' dining room with its fine fireplace, coving and central ceiling rose, the 22' drawing room with its impressive Bath stone fireplace and most attractive wood strip floor. Both these rooms have doors directly into the 22' Victorian conservatory, a grand space with manually controlled venting along the whole of one side. Adjacent to the drawing room is the 20' kitchen, whilst adjacent to the rear porch is the laundry/utility room and ground floor cloaks & w.c. To the opposite end of the house is a small study, with front porch to one side and cloaks and w.c. to the other.
To the first floor there is a long and wonderfully light landing, off which are three bedrooms, one with en-suite bathroom and w.c., and adjacent family bathroom and w.c. To the far end of the landing is a further small room which could be either a child's bedroom or study.
Gardens & Grounds
Immediately adjacent to the rear of the property is a paved sun terrace, with a fine Fig tree and small pond to its north western end.
Stretching south westwards from here is a well maintained, gently sloping lawned garden with a wide variety of shrubs to its southeastern boundary, whilst to the opposite boundary is a fine and most attractive mixed green and copper Beech hedge.
Beyond the main lawn is a further level area of lawn, to one side of which is an attractive pavilion of max. external dimensions approx. 20' x 18' and standing under a double pitched and hipped roof with a fine veranda to the front, with summer house/workshop behind. Nearby is an elegant knot garden planted with Box hedging.
From this area six steps covered by a creeper clad archway lead up to the upper wildlife garden, alongside is a highly productive vineyard of Phoenix grapes. With the help of the local Three Choirs Winery, this vineyard has recently regularly produced a substantial number of bottles! The following will give some idea of the immense appeal of this fascinating and historic property.
