Location
The Barge House is perched in a spectacular spot in the heart of the Wye Valley Area of Outstanding Natural Beauty. The home is set at the point where the Garren Brook joins the River Wye, so it consequently boasts the most incredible waterside views, has single bank fishing rights (on the Garren only) and presents an ideal opportunity for wildlife watching.
Goodrich lies beneath Coppett Hill, a peak that gives good walks and a splendid view of the Wye Valley. Arguably, the village is most well-known for its commanding 11th Century hill-top castle which stands on the northern fringe of the village. This fortress hosts the 'Roaring Meg' – the largest and only surviving Civil War mortar, which was cast in 1646 for the siege of the castle.
In modern times, Goodrich houses two excellent pubs, The Hostelrie, an impressive 18th-century gothic-style inn that offers accommodation, plus a reputable restaurant and bar. There is also The Cross Keys, a welcoming family-run former coaching inn that consistently garners rave reviews online. In addition, Goodrich Village Hall is a fantastic community venue that frequently hosts various fitness classes and also operates as a pop-up cinema.
In terms of schooling, there are two well-regarded primary schools close by – Whitchurch CE (VA) Primary is one mile away from The Barge House and this carries an 'Outstanding' Ofsted grade, whereas Goodrich CE Primary is around one and a half miles away and this has attained a 'Good' Ofsted score. The two nearby market towns of Ross-on-Wye and Monmouth also both offer respectable options for secondary schools – and Monmouth also contains private schooling possibilities.

The home at a glance
This one-of-a-kind property has a fascinating history; during the early 1800s, when trade was conducted along the River Wye, the setting served as a wharf and warehouse. In the 1990s, the building was sympathetically converted into a unique home and it has retained many of its magnificent original features.
A wide, wooden front door leads into the open-plan lounge, kitchen and dining area, a space that grants an exceptionally beautiful first impression to the home. There are exposed brick and stone walls, magnificent wooden beams and a flagstone floor. In the centre of this space, a brick fireplace separates the expanse into two zones – a homely living room to the left and a kitchen/dining area on the right.
The recently-fitted kitchen contains quality items, such as an induction hob and a self-cleaning oven. The installation was the handiwork of TaylorMade by Stanton, a Forest of Dean-based company that specialises in bespoke designs. One of the loveliest focal points of this area is the La Nordica America wood-burning cooker, which churns heat around the home.
The kitchen and dining area also holds a perfect reading nook; a grand box bay window gives an unparalleled view of the River Wye and rolling hills beyond.
Another lovely bright and airy open-plan area is tucked away at the back end of the home; light pours in through two skylights as well as windows at either end of the building - there is a large utility room on one side of the property and a peaceful snug – which features fantastic built-in bookshelves - at the other. Particularly pretty features include a reclaimed tiled floor and an exposed brick wall.
Back in the main lounge, a bespoke wooden stairway with ornate metal balusters leads up to the first floor of the property. The galleried landing features a vaulted ceiling, roof trusses, a skylight and another lovely exposed brick wall.
This level of the property includes the master suite – a vast dual-aspect room that enjoys a fantastic view of the adjacent river. There are substantial built-in, custom-made wardrobes, as well as steps leading up to a mezzanine floor, which is presently utilised as a home office. This space comfortably accommodates an antique partner's desk as well as plenty of storage on either side.
The master suite also has access to an attractive 'Jack and Jill' shower room which can also be accessed from the landing. There are two further bedrooms on this level of the property, one of which has an en-suite shower room.
The top floor of the property contains another bedroom which has an en-suite bathroom. This space has a lockable door at the bottom of the steps so this could make an ideal guest suite or accommodation for a teenager or young adult.

Outside
In terms of parking, a gated, gravel driveway gives ample space for several vehicles but an outbuilding also offers a single, lockable garage plus a double carport. This outbuilding – a former stable – gives plenty of secure, outdoor storage as well as a log shed at the far end.
The garden is a wonderfully serene spot; there is a beautifully-kept lawn, as well as a vegetable garden and a variety of trees – and the weeping willows on the riverbank are worth a special mention. In addition, there are two jetties, giving private access to launch canoes and kayaks onto the River Wye.
