Property description

* PRICE GUIDE £600,000 TO £625,000 *
Shalem House comprises a fine Grade II* Listed early 17th Century town residence, providing 3 or 4 bedroomed accommodation with rooms useable and adaptable for home office accommodation, spacious living space and a wonderful sitting room with a vaulted ceiling. The property has south facing, private, walled and enclosed garden areas, a garage and domestic outbuildings. The property has the use of managed gardens within the historic stone walled Friary complex which was restored and re-modeled some years ago incorporating Shalem House, a town cottage and four high value apartments.

The Friary is situated in the central core of Newark town centre and the conservation area. The excellent town centre facilities, the wonderful Georgian market square, the fine St Mary's Church and 12th Century castle and riverside areas are all just a small walking distance from the property.

A summary of the accommodation includes on the ground floor; the reception hall, office previously used as a 4th bedroom, dining room, inner hall, snug, a spacious 18ft x 13ft kitchen/breakfast room, lower reception with a Victorian influence, utility room and cloak room.

A winding open tread staircase leads to a galleried landing, where to the right there is the principal bedroom suite with shower room. A winding corridor leads through to the magnificent upper reception with stone fireplace inscribed 1635, shuttered mullion windows, a vaulted ceiling and Bolection molded wall panels in the fireplace recess.

To the left of the galleried landing (the Victorian Wing) there is a double bedroom, single bedroom ans shower room.

Central heating is gas fired. We estimate the gross internal floor area 203 sq.m (2,185 sq.ft) approximately.

The Friary has a wealth of history, it is situated on the site of a vanished house of Observant Friars circa 1507 and then the Austin Friars circa 1554. The property is described in some detail by Nicholas Pevsner in his book entitled The Buildings Of England. Pevsner wrote his article prior to the conversion of the property in the late 1980's and describes the building as 17th century in its earlier part, remodelled in 1770 and further alterations carried out between 1868 and 1877. The building is in part blue lias stone with Victorian part built in brick under a tiled roof.

Newark On Trent is situated on the A46, A1 junction with the main East Coast railway line rail services to London Kings Cross in just over 75 minutes. Newark Castle Gate railway station provides regular rail services to Lincoln and Nottingham. The property is within walking distance of both stations. The A46 is a dual carriageway road to the outskirts of Leicester and the M1 motorway. The town has excellent shopping facilities including vibrant town centre boutiques, cafes, restaurants, together with a Waitrose store, Aldi, Morrisons, Asda and most of the multiples represented in the retail parks.

Shalem House comes to the market, for the first time in over 40 years and is undoubtedly one of the finest, unique and most interesting properties in Newark-On-Trent.
