Why you’ll like it:
Lansdowne Street is surprisingly quiet for the city centre as it is tucked away from the hustle and bustle of cosmopolitan Western Road and Palmeira Square. This flat sits on the top floor of a substantial, four storey townhouse, so it is doubly peaceful, and from this elevated position it enjoys far reaching views across the rooftops of the city to the rolling hills of the South Downs in the west.
You enter into a communal hallway where two flights of stairs take you to your door. This opens to a communal stairwell with space for hanging coats, and an incredible double height atrium skylight which impresses from the moment you enter and considerably adds to the feeling of space within. The half-landing offers the ideal space for storing bikes and the tall walls invite large pieces of artwork to create a welcoming space to come home to. There is also a hatch leading to a large loft storage space - one of the previous owners had secured planning permission to extend into this area.

The galleried landing splits the flat with both bedrooms peacefully positioned away from the main living area. These sit side by side with an easterly aspect, and while the larger room is a comfortable double with ample space for a king size bed and several pieces of bedroom furniture, the second bedroom is a large single which is currently being used as a home office. Both rooms are warmed by pewter, vintage style radiators and a beautiful morning light streams in through tall sash windows.

Easily accessible from all rooms, the bathroom sits centrally on the landing and is an internal room which has been well-designed to include a separate bath and rainfall shower. Urban grey concrete tiles run from the floor and up the walls, and there is a vanity unit below the contemporary basin.

With a favoured westerly aspect, the living room receives the afternoon sun and has incredible views across the city’s roof and treetops below big, open skies. These light up with the colours of the sunset at night, then on Bonfire Night you get to enjoy the display from the County Cricket Ground nearby. There is space for comfortable furnishings in here, and the window opens to a sweet fire escape balcony so you can sit out in the last of the sunshine.

Next door, the kitchen is modern with white cabinets below solid oak surfaces and there is even space for a small kitchen table if desired. While the oven and induction hob are integrated, the fridge and washing machine are freestanding, and the combination gas boiler is wall mounted for easy access.

Agent’s thoughts:
This is a superb flat which has a unique layout for a Victorian conversion which adds to its appeal. The location cannot be beaten with the city’s best features nearby on foot, so we do not expect it to sit on the market for long.

Owner’s secret
“We were completely sold the first time we stepped into the flat and saw the beautiful skylight and stairwell. It has so much character and the light and views are lovely. The location will sell itself, but the flat is particularly unique for the road. We lived here for a while but have also rented it out, which has always been highly successful, so it would make a great investment too.”
