A well presented three bedroom semi detached home close to shops, schools and leisure facilities while a mere stones throw from several centres of employment and best of all, within the price range of many first-time buyers is simply too good to miss. Ideal for younger families, this is within yards of the fascinating and historic Greenfield Valley Heritage Park and the ruins of Basingwerk Abbey, providing hours of entertainment for young and old alike. But in this home, the surroundings are only part of the story; one ably backed up by the house itself, as you will see.

A simple lawn front garden lies behind a panelled fence with a short tarmac drive alongside, allowing for off road parking for one vehicle before a makeshift fence prevents access down the side of the home to a pathway leading to the rear garden.

Opening the wood effect UPVC front door allows us into the square hallway where the staircase rises in front of us. This area features high quality wood laminate flooring which continues through into the adjacent front facing room. There is a large chimney breast at the far end of the room with an ornate faux marble fireplace with very attractive green tiles forming the hearth. With its large window overlooking the front garden this would make a splendid formal dining room or, as it is connected via an open archway to the rear facing sitting room, simply a continuation which would form a large single lounge.

This rear portion of the room is in itself a comfortably large space, easily able to house a fashionably big settee and an easy chair, along with the computer desk and the flat screen TV. The major focal point is provided by an attractive wooden hearth and fire surround, containing an electric wood burner. Far from being the gimmick they were once regarded as, these units have become steadily more convincing in recent years and now provide the welcoming glow of the genuine article but with none of the mess or time consuming effort necessary to keep it running. Now that is what I call progress.

A door at the rear of the room opens into the kitchen. If we are honest this is not the biggest of spaces but it has none the less been laid out with thought and, as a result has become practical and able to contain virtually all the trappings of the 21st century we have come to expect. The staircase intrudes slightly into the space at the rear of the room and where this occurs a small pantry has been inserted making good use of the space where headroom is limited.

Stepping through the back door we find a surprisingly large garden offering a variety of colour and texture. A paved path leads down the side of the home to meet with the front drive while in front of this is a raised area of further paving, ideal for a garden table and chairs ready for the family BBQs that such a home is sure to encourage. There is a gate in the dividing fence between here and the semi detached home next door but this was a private arrangement between neighbours. There is no formal right of way from either side and the gate could be blocked off if desired. The majority of the space in the garden is given over to a lawn which features various raised beds containing a mixture of floral displays but which are big enough to even be used for home grown vegetables. To one side of the lawn is a solid looking garden shed for storing tools, outdoor furniture or large childrens toys. I mean the toys are large, not the children but you never know; some men never grow up.

Moving upstairs and to the front of the home we confront the smallest room in the house. Although far smaller than its counterparts this remains none the less a comfortable single room, able to cater for various items of free standing furniture or, if push came to shove it would take a double bed but storage would become an issue.

Alongside here and also overlooking the front garden is the main bedroom and as you would expect, this is an altogether different kettle of fish. There is space for two large separate wardrobes with drawer sections in their bases and with an additional matching chest of drawers in between them; a further chest of drawers against the inner wall before we come to the double bed with its hanging cupboard beside it and further storage cupboards mounted on the wall across the top of it. If storage is an issue in the smaller bedroom, it is certainly not the case in here.

Moving to the rear of the home, we come the remaining double bedroom. Although not quite as large as its counterpart this remains very comfortably sized, with space for a huge free standing wardrobe which has the advantage of being supplemented by a fitted linen cupboard beside the chimney breast.

And last but not least we come to the bathroom or, to be strictly accurate the shower room. This is very nicely presented and features a modern unitary hand basin and lavatory with the expected storage beneath and with a further tall cupboard to one side. However the crowning glory of this room is the enormous walk-in shower, stretching the full width of the room and drawing its hot water directly from the homes combi heating system, meaning the shock of the water suddenly running cold on you is a thing of the past.
