Do you like the photos? Then maybe you would like to view this home? One of the best things about New Home 4U is, we OPEN 7 DAYS a WEEK and are physically in the office just so that you can view, like no other estate agent in Flintshire.

Opposite St Marcellas church on the outskirts of Denbigh we find this absolute gem of a home. It is that rarity; a factory fresh home, newly completed but coming already equipped with that most elusive of attributes; character. All too often new-builds feel slightly soulless and a bit too clinical, with their owners personality not yet having been stamped onto them but this had a welcoming feel that made you feel you were coming home. This is a difficult trick to pull off and speaks volumes for the thought and execution that has been put into this particular development.

With the best plot overlooking the beautiful historic church of St Marcella and set back from the road is this lovely looking home.

A traditional stone perimeter wall contains a broad gateway which opens onto the immaculate and sizeable block paved driveway. This in turn provides parking space for more vehicles that a single home has any right to, stretching across the front and up to the attached garage. Manicured lawns lie to either side bordered by neat flower beds adding a splash of colour.

* please note, the flowerbeds and lawn need to be maintained by you, sadly they do not stay manicured by themselves! *

To the front elevation is a large box style bay window with a tiled roof above, which runs across and over the front door and provides shelter from the elements as you struggle with the weekly shop, We've all been there., so this is great planning.

Opening the wood composite front door with its twin decoratively glazed panels allows us into the spacious main hall. In here the first thing to strike you after the sheer size is the beautiful wood flooring, a feature that continues into the adjacent lounge to the left.
Opposite here is a lovely turned staircase above which a front facing window allows additional light to flood down into the hall in a very pleasing effect.

The lounge is a large room that makes the most of the box bay window in making for a very light and airy feel and showing off the wood floor to its best advantage. Such is the efficiency of modern insulation and building techniques that an additional heat source in here is unnecessary but for the traditionalists among us; the side wall being an external wall would allow the fitting of a fireplace and log burner to remain a possibility.

Crossing the hall past two walk-in cupboards, one beneath the stairs, we find the front facing formal dining room. This is a charming room and easily large enough for its purpose, currently housing a full sized six seat dining table, a formal sideboard and various smaller items of furniture, while still leaving enough space for people to manoeuvre themselves into sitting positions without any danger of jostled elbows resulting in spilled soup. Nothing will ruin Christmas quicker than a careless nudge sloshing Auntie Doreens sherry into her gravy

Adjacent to here is the first of the rear facing rooms, the usage of which is obviously dependent on the individual needs of your family. The current owners have this as a sewing room and office but it is sufficiently large to make an excellent double room with space for all the free standing bedroom furniture you could desire. The way it lends itself to this use is exemplified by the downstairs cloakroom next door. Normal homes have a cloakroom, this has a full bathroom; a useful feature ideal if the previous bedroom is used by an elderly relative for whom the stairs are becoming a problem or equally, a youngster who wants the feeling of independence but while remaining safe beneath the roof of the family home.

The bathroom is also a thing of beauty, with a ceramic floor and contemporary grey tiling to all the walls it features a stainless steel heated towel rail/radiator, unitary hand basin with storage beneath, lavatory, centre fill bath and an oversized shower unit with a twin headed rain shower drawing its hot water directly from the heating system, meaning it will never run cold when you least expect it.

Next we come to the kitchen / breakfast room, but it is a kitchen that offers so much more. Firstly, the U shape of the fitted units allows for the provision of every labour saving device known to man while still leaving space in the centre of the room for a dining table. This is for when formality is no longer the order of the day. The ace in the hole is found at the far end of the room where there is enough space for a large settee overlooking the pretty rear garden through the opening French doors. This is almost an additional sitting room and after all, the kitchen is where we spend most of our family time, so why not be comfortable?

Outside there is a paved patio area begging for al fresco meals and where a path runs across the rear of the home to a rear door into the garage. The garden is surprisingly large for a home of this type and like the front, immaculately laid out. Flower beds and shrubs surround the perimeter and a row of young trees line the rear fence - all of which have been added since the present owner bought the house new from the developer only a matter of months ago.

* The reason for selling is only that they moved from a large farm with land and just can't settle - quite understandable really *

At the top of the beautifully crafted turned staircase I expected to find the family bathroom, but there isnt one. Undeterred I turned right into the smaller of the upstairs bedrooms and thought I had walked into Narnia. I mentioned the home having character earlier and here it is. The ceiling is shaped, following the lines of the roof and into the front and rear facing gables, giving a real cottage atmosphere but one where headroom is never compromised and leaving ample space for all the furniture you could want, before coming to the truly luxurious en-suite.

Illuminated by a Velux roof light and replicating the tile work from the downstairs bathroom this attractive feature contains a similar unitary hand basin, lavatory and shower, again a twin headed rain shower drawing its hot water from the main.

The other end of the landing reveals a very special bedroom. Again featuring a ceiling following the roof line this is a deceptively big room, shown by the way it currently contains an imposing double bed with twin bedside cabinets, large dressing table, two free standing wardrobes, a tallboy and two chests of drawers without feeling remotely cluttered.

* please note no furniture is included in the sale price unless agreed by the owner *

As is now expected, we come to the en-suite which is a virtual replica of the previous one in the other bedroom, until it springs its surprise in the form of another full sized centre bath, making this something of a hedonists dream.

All in all this is the perfect home for a lazy man or woman. Bought new directly from the builders, it was then treated to nearly £20k of customised fittings with the result that everything you thought may possibly have improved it, has been done. It is beautifully located, close to an area of outstanding natural beauty and offers flexibility in its accommodation that would cater for the vast majority of family needs and, do so in style. But above all, and rarely in todays modern homes, it offers space. This is the one thing that no amount of clever design can disguise; if a home is too small it will show. There is loads of off road parking, even a garage and to cap this home off, the stunning churchyard opposite offers a view you will never tire of.
