The barn is constructed of mellow old red sandstone, the principal building material of older properties in Herefordshire. The structure stands under a most attractive, double pitched, pantiled roof and the main elevations of the barn are to the south east and north west. Vehicular approach is via a cattle grid and stoned driveway, the latter also allowing access to nearby Glasshouse Cottage and adjacent farm fields. It is important to note from the outset that additional land is NOT available to purchase. Boundaries are specifically delineated on accompanying plan.HISTORY AND CONTEXT
Glasshouse Farm is one of several farms forming part of the historic Treago Estate and this barn would have been constructed initially for the storage and threshing of wheat, barley and oats, prior to use for breadmaking, brewing, animal feed or sale. Modern methods of combine harvesting preclude the need for the agricultural use of such buildings, and over the last 50 years or so, many such barns have been converted into residential use. Treago Castle, not far away dates back at least 500 years, and Masons marks at the castle have been found to match those at noted Raglan Castle, which have been traced to William Herbert, First Earl of Pembroke.
PRIOR APPROVAL Application code 192257 Glasshouse, Treago.
Approval was granted for “proposed change of use of an agricultural building to a dwelling house” (Class 3) on 6th August 2019. This consent in its entirety can be found in Attachment A online, or alternatively is available for inspection at the offices of Morris Bricknell, Ross-on-Wye. In summary, the permission granted is subject to four principal conditions
1. Development under Class Q is permitted subject to the condition that the development must be completed within a period of 3 years, starting with the date of this permission. Therefore, all development should be completed prior to 5th August 2022.
2. Development should be carried strictly in accordance with the approved plans (drawing numbers P0432-002A and P0432-001, these plans are available as Attachment B online) and the schedule of materials indicated thereon.
3. Prior to first occupation of the dwelling, an area shall be laid out within the curtilage of the property for the parking and turning of one car, which shall be properly consolidated, surfaced and drained in accordance with details to be submitted and approved by the local authority.
4. Prior to first occupation of the development full details of a scheme for the provision of covered and secure cycle parking facilities shall be submitted to the L.P.A. for their written approval.
THE SALE IS SUBJECT TO THE FOLLOWING PLANNING PERMISSION RELATING TO THE BUILDING:P192257/PA4
1. The demise is outlined in red on Plan 1.
2. The vendors will grant a right of way over the access coloured BROWN. The costs of maintenance and repair to be shared equally between the proprietors of Glass House Barn, and the occupier of the farm land.
The stone access track is to be maintained to a standard for residential traffic. The Vendors have the right to amend these proportions in accordance with usage.
3. The purchasers are to erect and maintain a stock proof boundary fence as illustrated in RED and PINK on Plan 1. The fence shall be erected to a minimum standard of treated machine rounded posts with a minimum diameter of 90 mm at 2 m centres with straining posts of a minimum 150 mm diameter at least every change in direction or 50 m intervals. As a minimum requirement to comprise of sheep netting with one strand of barbed wire to be attached thereto.
4. The purchasers will be responsible for maintaining the boundary as illustrated in RED on plan 1 and detailed in point 3 in good stock proof condition at all times.
5. The purchasers will be responsible for fitting two Cattle Grids as indicated by X1 and X2 on Plan 1.
The Cattle Grid should be in accordance with British Standards 4008:2006. The cattle grid should be suitable for the containment of stock whilst permitting the passage of pneumatic tyre vehicles. The standard cover grids suitable for the containment of cattle and sheep.
The minimum length of the cattle grid is to be 2600mm (8ft 6”). The minimum depth should be 250mm and the maximum 450mm. The gap between the bars on the grid top should be a minimum of 130mm.
6. The cattle grids should be cleared when required, a minimum of once per annum.
8. Where the supply for Water, Telephone or Electricity is required to cross Trustees retained land then, subject to the Trustees prior approval of the route, such approval not to be unreasonably withheld, the Trustees will grant the necessary Wayleave or Easement to the operator.
9. The purchaser will be responsible for installing the sewerage system. The septic tank is to be located within the garden boundary, the vendor will grant an easement for the soakaway to be located in the field and a right of access for maintenance.
10. The purchasers will need to seek prior consent from the vendor to vary any external elements of the building, other than those stipulated in the planning consent.

After passing through the village of Peterstow, continue past the Red Lion pub on your right, taking the next left turning at Everstone onto the B4521. After halting at the next crossroads, proceed straight on until halting at the next crossroads, which is the A466 Hereford to Monmouth road. Proceed straight over and continue to the crossroads in the hamlet of Broadoak, turning right here towards Garway. After 1.1 miles bear sharp right and continue for 0.4 mile when you will see the gateway and cattle grid with the name Glasshouse on the gate. Leave the gate in the position you find it.
