Golland Farm is believed to have been built in the mid to late 1500’s and extended in the mid 17th century. The house has been completely modernised by the current owners and was re-thatched in 2011. Underfloor heating and hot water is provided by a “green” and efficient air source heat pump and a heat recovery system is installed which provides hot air venting on the first floor as well.

The property contains a number of attractive character features, including exposed timbers and character fireplaces. Surprisingly for a house of this age the ceiling heights are very good. The house enjoys rural views over its own grounds and

Golland Farm is approached over a long entrance drive to a large concrete parking and turning area to the front of the house. Although not used as an entrance, the main front door opens into the centre of this Devon longhouse into the sitting room. This is a lovely room with exposed timbers, a bread oven and an inglenook fireplace with a Villager wood burner. There is a study and a utility room beyond with a cloakroom and a stable door to the rear of the property and an office with a stable door leading to the outside. The Studio Cottage has a kitchen, separate sitting/living room with vaullted ceilings and a large landing, bedroom and a bathroom on the first floor.

Golland Farm is situated in a peaceful and elevated rural location about one mile from the quiet village of Burrington and three miles from Chulmleigh. Burrington offers a village pub and post office with shop service. Chulmleigh has a good selection of pubs, a café, butchers, garage, Indian restaurant, Spar and deli. The luxury Northcote Manor Hotel is also nearby as is the High Bullen Country House, offering golf and other leisure facilities. The main market town of Barnstaple is easily reached and offers a wealth of shops pubs restaurants as well as multi-screen cinema the Queens Theatre hosting a range of local and national productions to name but a few.

The cathedral city and county town of Exeter is about 25 miles away and provides a comprehensive range of cultural, educational, recreational and shopping facilities. Exeter also has a fine university.

COMMUNICATIONS
Road – The A30 providing links to Cornwall in Westerley direction and the M5 motorway, about 25 miles away.
Rail – Intercity high speed trains operate from Tiverton and Exeter St David’s to London Paddington, or via Salisbury to London Waterloo.
Air – Exeter International Airport, about 30 miles from Burrington, provides flights to a number of cities within the British Isles and to a variety of continental and intercontinental destinations.

RECREATION
Golland Farm is well placed to take advantage of a number of recreational facilities within the area and on its own land including:
Hunting with the Eggesford Hunt, Tiverton Staghounds and riding out on various bridleways. Walking - The North Devon coastline offers some of the most spectacular coastal walks and golden sandy beaches.
Fishing in the River Taw
Sailing, climbing, bathing and water sports along the North and South Devon coastlines.

By the house there is a large barn that is currently used for stabling, a garage, a gym, workshop and storage. The latter is let and could provide further income if desired. Behind the main house is a yard and an area with five raised beds, adjacent to here is the orchard. A raised concrete area at the rear of the house is lit and has power for, inter alia, a hot tub.
