DESCRIPTION
The Moat is a timber framed, moated house built in the 1500s with subsequent additions later in the 16th century. Formerly known as Little Gravetye, the property was built on a hammer pond and occupied by an iron-master as the main house on the Estate until Gravetye Manor was built. The property was sympathetically refurbished in 2024, to enhance the existing accommodation and preserve it’s character features.

A covered benched porch leads to the front door and into an entrance hall. There are three reception rooms providing living and dining space and a study, all with open fireplaces. The house and the annexe are connected via a central courtyard. The annexe accommodation includes a kitchen with oven, hob and dishwasher, a reception room and bedroom and a shower room.

OUTSIDE
A gated, private shared track weaves down through the valley and leads to an extensive parking area with outbuildings including an open carport and a small single garage with attached log store. The moat surrounding the property is crossed by a brick bridge and leads into the garden. There is a large area of formal lawn to the front of the property and there are a number of mature shrubs and trees providing seclusion and well stocked flower bed borders. To the rear of the house is an enclosed courtyard between the annexe and house with a laundry room and store.

TENANCY

The tenant will be responsible for regularly maintaining the interior of the house. The landlord will be responsible for the exterior, structure and for maintenance of the garden.

TENANCY DEPOSIT
A deposit the equivalent to 5 weeks’ rent will be payable prior to the commencement of the tenancy. This will be held by RH & RW Clutton and will be held in a designated account and registered with the Tenancy Deposit Scheme (TDS). The deposit will be refunded at the end of the tenancy, subject to the property being given up in a satisfactory condition and with no rent arrears or outstanding charges for which the tenant is responsible. The deposit may not be used in lieu of rent by the tenant.

Before the right hand bend under the railway bridge leading to Turners Hill, bear left instead onto Vowels Lane (towards Kingscote). Continue along Vowels Lane turning left onto the main drive leading to Gravetye Manor. Upon reaching the main entrance to Gravetye Manor, turn right through the carpark and through double gates at the end. Follow the track, passing the greenhouses on the left hand side, and the parking area will be found at the end. Please note the track is unsuitable for low sprung vehicles.
