CONTRACT HOLDER FEES SCHEDULE

• Holding Deposit (per application): Upon approval of your application, a holding deposit equivalent to one week's rent will be requested. This deposit may be retained if any pertinent party, including guarantors, withdraws from the application, furnishes materially false or misleading information, or neglects to sign their occupation contract (and/or Deed of Guarantee) within 15 calendar days (or another mutually agreed-upon deadline). Otherwise, the deposit will be applied towards the first month’s rental.

• Early Termination (Contract Holder’s Request): If the contract holder decides to terminate their contract early, they will be responsible for covering the landlord's expenses for re-letting the property. This includes a final inspection fee of £60.00 (Inc. VAT) and a set-up fee of £200 (Inc. VAT), in addition to the rent due until the start date of the new replacement occupation contract. These costs will exceed the maximum amount of rent outstanding on the current occupation contract.

• Missed Appointments: If a contract holder's actions lead to a missed appointment, they are responsible for compensating the agent for their time spent rectifying the situation. This incurs a charge of £42.00 (Inc. VAT), along with any actual costs incurred, such as any contractor charges and applied to property inspections.

• Avoidable or purposeful damage to the property: In cases of avoidable or purposeful damage to the property, contract holders are responsible for covering the actual cost of repairing the damage, as specified in the contractor's invoice. Additionally, they are liable for the agent's expenses in obtaining any required permissions, sourcing providers, and covering travel costs, which will be charged at £12.00 (Inc. VAT).

• Lost keys or other Security Devices; Contract holders are responsible for covering the actual cost of replacing any lost keys or other security devices, in addition to the agent's expenses for obtaining necessary permissions, sourcing providers, and covering travel costs, which will be charged at £12.00 (Inc. VAT). If the loss necessitates changing locks, the contract holder will be charged for the actual costs of a locksmith, new locks, and replacement keys for themselves, the landlord, and any other individuals requiring keys.

• Emergency/out of hours call-out fees; If the actions of the contract holder require the agent or their designated contractor to attend the property outside of regular office hours, the agent's time to address the situation will be charged at £12.00 (Inc.
