DESCRIPTION Elms Cross Stables is a super stable yard set in a private and secluded location at the end of a private driveway close to Bradford on Avon.

From the driveway a gate leads into an enclosed area with space for parking a trailer or small horse box. The yard is arranged in an L-Shape with a concrete yard to the front and comprises four good sized boxes (one of which is being used as a tack room) including a large corner box.

A five bar gate, with a further pedestrian gate, leads to the first paddock beyond the stables. Immediately to the right is a timber chicken shed which would be ideal as a feed and hay/bedding store. Just beyond this is a block built manure compound.

The land very gently sloping in aspect and is arranged into two parcels (one of approximately 3.16 acres and a smaller one of approximately 0.90 acres. Each is surrounded by a combination of wooden post and rail fencing and mature hedges and trees. Between the two is a small wooded area which gives both good natural shelter. There is timber open fronted double field shelter in northern boundary of the smaller paddock.
 

LOCATION Elms Cross Stables is located just to the south of Bradford on Avon. Road access is good with a hardcore driveway leading from the road to the south.

The yard benefits from good road connections with the A36, A303 and A350 being located close by giving access to a variety of competition and training venues. West Wilts Equestrian Centre at Holt offers a wide range of competitions, both affiliated and unaffiliated, as well as a number of training opportunities. Midway Manor, just a short hack away, offer facilities to hire. As does Widbrook Equestrian Centre in Bradford on Avon.

Close by there is a network of lanes providing a variety of riding, with a couple of bridleways too. There would be further hacking opportunities on the Wiltshire Downs which are a short distance in box.

TERMS The property is available to rent now and a new agreement that will be drawn up by Cooper and Tanner which will restrict the use to private use only. The initial term will be for two years and the rent paid will be £500 pcm (including water and electricity bills) which will be payable in advance together with a deposit equivalent to one month's rent.

The tenant will be responsible for removal of the manure from the site and for maintenance of the paddocks. However, the landlord will arrange the cutting of the hedges.

No more than 3 horses are to be kept at the yard, unless by agreement with the landlord and no stables are to be sublet without the prior agreement of the landlord.

The landlord is to retain use of a timber store to the rear of the stable yard which will be used as storage.
