Location
Berwyn occupies a stunning, elevated setting with spectacular, far reaching views across the Afon Conwy towards the Snowdonia Mountain Range and the sea in the distance. Approached off a no through lane, the property enjoys a secluded position, yet is convenient for local services in Glan Conwy and the road and rail network. The historic and well known and popular seaside towns of Conwy and Llandudno are a short distance away, and offer a comprehensive range of services for everyday needs including high street banks, supermarkets, doctor’s and dentist’s surgeries, restaurants, pubs complemented by a retail park on the edge of Llandudno with a number of department stores. On the educational front there is a choice of both private and state schools nearby including Rydal Penrhos which is within a few miles.
Sporting activities are well catered for with marinas at Deganwy and Conwy, from which one can enjoy excellent boating around the Irish Sea, there are miles of wonderful walking in the Clwydian and Snowdonia Ranges, and several riding stables within close proximity. There are also established football, cricket, rugby, hockey and golf clubs locally. Berwyn lies on the edge of the Snowdonia National Park with a large selection of outdoor activities including Zip World and the Welsh Mountain Zoo. There is also a new walkway along the estuary from Glan Conwy to Conwy due to be completed in 2026.
Communications
Despite the property’s rural location Berwyn is convenient for the A55 expressway which provides daily travel along the North Wales coastline serving all areas of commerce and leisure from Anglesey to Chester. Beyond Chester, the M53 & M56 motorways serve Liverpool and Manchester, and in turn connect with the national motorway network. From Glan Conwy station there is a circa 4 hour rail service to London Euston via Llandudno and Chester. For travel abroad, Liverpool and Manchester are both served by international airports, and the ferry terminal at Holyhead is some 40 miles distant.
Description
Berwyn is an impressive detached house which has been comprehensively restored since 2021, and is constructed of stone and block beneath a tiled roof. The accommodation is extensive and highly adaptable, arranged over three floors and ideally suited to family living, and also with scope for part to be used as ancillary living space. The design is to take full advantage of the location, facing west with a wonderful aspect across the Conwy, which is an ever changing landscape of water and sand depending on the stage of the tide.
The ground floor incorporates a superbly fitted kitchen with Belling range cooker including double ovens, grill, warming drawer and gas hobs above, integrated dishwasher, sink with fitted waste disposal unit, extensive storage with cupboards and drawers, and integral fridge/freezer. There are views towards the river and, at the other end of the room, plenty of space for dining table and chairs, access to the secluded rear garden, and also access to the utility/boot room. The remainder of the ground floor comprises a large lounge with electric fire and far reaching river views along with sliding doors to the balcony which extends across to the snug/Bedroom 4. There is also a well fitted bathroom on this floor.
At lower ground floor level, there is a further double bedroom with ensuite shower room, store area, and integral garage. The Bedroom has independent access to the garden, and so could be used as self-contained living space. At first floor level, there are three further bedrooms and two bath/shower rooms. The
master suite is a particularly impressive room with a pair of new top hinging Velux windows to open up the views, recently fitted spacious en-suite shower room and a large Linen room with radiator.
Outside
The property is approached over a tarmac drive and parking area to the timber double carport with tiled roof and pavier sett floor. Steps rise from there to the front door owing to the topography of the site. However, at both the front and the rear of the house there are level areas of garden which have been astroturfed for ease of ongoing maintenance. The gardens are surrounded by high hedgerows which provide privacy, but at the front are clipped so as to maintain the wonderful views. There is also a secluded patio at the rear access from the kitchen, and across the front elevation of the building is the balcony enjoying the views across the river.
